Eight New Public Redevelopment Candidate Sites Selected... Expectation of 10,000 New Housing Units in Urban Areas
Ministry of Land, Infrastructure and Transport and Seoul City Make Final Decision Considering Urgency, Public Interest, and Feasibility

View original image[Asia Economy Reporter Cha Wanyong] Eight locations in Seoul, including Ahyeon-dong in Mapo-gu, Dorim-dong in Yeongdeungpo-gu, and Siheung 4-dong in Geumcheon-gu, have been selected as new candidates for the government-led ‘Public Redevelopment’ project. Upon completion, approximately 10,000 newly built housing units are expected to be supplied in downtown Seoul.
The Ministry of Land, Infrastructure and Transport and the Seoul Metropolitan Government announced the results of the new candidate site selection for public redevelopment on the 26th. The ‘Public Redevelopment Candidate Site Selection Committee,’ jointly formed by the Ministry and Seoul city, comprehensively reviewed 42 sites applied for by local governments through a public contest last December, evaluating urgency of redevelopment, public nature of the project, and feasibility, to make this decision.
The selected candidate sites include the area around 699 Ahyeon-dong (existing 2,246 households → expected 3,115 households), area around 26-21 Dorim-dong (658 → 2,322), area around 305 Yeongeon-dong (110 → 447), area around 527 Myeonmok-dong (501 → 1,022), area around lot 101 Eungam-dong (573 → 915), area around 77 Sinwol 5-dong (492 → 775), area around 252 Guro-dong (196 → 287), and area around lot 4 Siheung 4-dong (1,090 → 1,509).
All are existing redevelopment zones where projects have been delayed for over 10 years. The Ministry and Seoul city calculate that by enhancing project viability through public redevelopment and resolving resident conflicts, about 10,000 new housing units can be supplied promptly.
However, two locations?Chang 3-dong in Dobong-gu and Hongje-dong in Seodaemun-gu?were put on hold in this selection. The Ministry explained that additional review is needed regarding the project method and district boundaries, and after consultation with local governments and gathering residents’ opinions, the selection will be reconsidered through a subcommittee.

The standard date for calculating the rights of association members to purchase units will be officially announced as December 30, 2021, the date of the public contest announcement. For zones not selected this time, if they are chosen as candidate sites through future redevelopment contests, January 28, 2022, will be uniformly announced as the rights calculation standard date. Korea Land and Housing Corporation (LH) and Seoul Housing and Communities Corporation (SH Corporation) plan to hold on-site briefings for residents of the candidate sites to explain the preliminary redevelopment plans and project feasibility analysis results, as well as to collect residents’ opinions.
