[Seoul District News] Gwangjin-gu to Upgrade Land Use Zones and Revise Urban Planning for Junggok-dong Development; Two-Week Public Review and Opinion Hearing on Junggok Station Area District Unit Plan Amendment from August 11; Expansion of Semi-Residential Zones around Junggok Station to Promote High-Density Transit-Oriented Development and Medical Function Specialization
[Asia Economy Reporter Park Jong-il] Gwangjin-gu (District Mayor Kim Kyung-ho ·photo) has prepared a draft revision of the district unit plan to promote the upgrading of land use zones around Junggok Station and foster the area as a medical-specialized hub.
Accordingly, the district announced the draft decision (change) of the Junggok Station district unit plan and will conduct a two-week public inspection and opinion hearing from August 11 to 25.
The target area of the Junggok Station district unit plan covers approximately 410,000㎡ around Junggok Station, where a comprehensive medical complex including the National Mental Health Center and the Health and Welfare Administration Town has been established.
The public notice focuses on ▲ fostering a new central area to strengthen the function of the Junggok district center and expanding the district unit plan area ▲ upgrading land use zones to quasi-residential areas through special planning zones ▲ activating medical business and daily medical functions along Neungdong-ro and activating daily medical function centers along Myeonmok-ro ▲ designating and applying zones for joint development (special designation) to improve the residential environment.
Junggok-dong in Gwangjin-gu has been relatively stagnant in development compared to other areas. Through this draft plan, the district aims to develop the Neungdong-ro area as a medical industry and business development axis and designate the Myeonmok-ro area as a daily medical and neighborhood commercial development axis, fostering a medical-specialized hub with close proximity between workplaces and residences.
Additionally, by adjusting land use zones, the district plans to realize complex development linked to the comprehensive medical complex, expand insufficient living SOC such as roads and parks, and create a livable residential environment, thereby promoting a systematic revitalization policy for the Junggok area.
The district will reflect residents' opinions gathered through the public inspection, establish the plan, actively consult with Seoul City, and aims to change and decide the Junggok Station district unit plan by the end of this year.
In the future, the district plans to actively promote proactive urban redevelopment for the development of Junggok-dong, Gwangjin-gu through expanding public parking lots in Junggok-dong, newly establishing a district unit plan for Neungdong-ro, and complex development of large-scale idle sites (Hwayang Substation).

Kim Kyung-ho, Mayor of Gwangjin-gu, said, “Although Junggok-dong in Gwangjin-gu was the first in the country to establish a comprehensive medical complex, it remains significantly underdeveloped compared to other areas. Through the revision of the Junggok Station district unit plan, we plan to expand the area around Junggok Station as a medical function-specialized and commercial business-possible zone and develop it into a new medical-specialized central area.”
