Gyeonggi-do Develops and Distributes Self-Estimate Program for Housing Repair Work
[Asia Economy (Suwon) = Reporter Lee Young-gyu] Gyeonggi Province is developing and distributing a 'self-estimate program' that allows condominium management entities, such as residents' representative meetings, to calculate appropriate repair costs by themselves when promoting repair work.
The program can be used to estimate costs for ▲interior wall painting ▲exterior wall painting ▲rooftop urethane waterproofing ▲underground parking lot floor painting ▲paving of pedestrian and vehicle paths within the complex ▲repair costs for asphalt shingles, a roofing protective material.
The province will distribute the program as an Excel file. Residents' representative meetings and others can use it as a reference material for quick decision-making processes.
For example, in the case of rooftop urethane waterproofing work, by entering the floor area, coating thickness, number of applications, etc., the program automatically calculates the estimated construction cost by item, such as material costs and labor costs.
Through the distribution of this program, the province expects not only to resolve distrust between condominium management entities and construction companies but also to achieve cost savings in management fees.
Until now, condominium management entities lacking professional knowledge and field experience have mainly relied on construction company estimates. There are about 7,000 condominium complexes in the province, and the annual long-term repair plan construction costs due to aging condominiums amounted to approximately 210 billion KRW as of 2020.
This program can be downloaded from the Gyeonggi Province Lifelong Learning Portal and the Gyeonggi Province official website. For users who find Excel difficult to use, a course titled 'Condominium Repair Work Self-Estimate Program' has been opened on the Gyeonggi Province Lifelong Learning Portal.
