‘2000 Households’ Sanbon Yulgok 3-Danji Also Passed Remodeling Safety Inspection Threshold
[Asia Economy Reporter Ryu Tae-min] Yulgok Jugong Complex 3 in Sanbon New Town has passed the first phase of the remodeling safety inspection. Following the Uruk Jugong Complex 7, which was the first in the area to pass the safety inspection last month, more complexes are passing consecutively, giving momentum to project promotion in the area.
According to the maintenance industry on the 21st, the Yulgok Jugong Complex 3 apartment in Geumjeong-dong, Gunpo-si, Gyeonggi Province, received a grade C in the first phase of the remodeling safety inspection on the 20th. Unlike reconstruction, remodeling projects require a high safety inspection grade to proceed. If a grade of C or higher is obtained, horizontal and annex building remodeling is possible, while vertical extension requires a grade B or higher.
Constructed in 1994, this apartment complex consists of 21 buildings with up to 25 floors above ground and 2,042 households, composed of mid-rise buildings with small to medium units of 51 and 59 square meters (exclusive area). It is a station-area complex located within 500 meters of Sanbon Station on Subway Line 4. DL E&C was selected as the construction company, and through horizontal and annex building remodeling, it is expected to be reborn as a large complex with 2,348 households.
Yulgok Jugong Complex 3, the largest remodeling project in Sanbon, has been accelerating the remodeling project in the area. Previously, this complex was the second in the area to receive approval for the establishment of a remodeling association in December 2020, following Uruk Jugong Complex 7. The association plans to intensify the project aiming for the next stage of safety inspection, the architectural review, within this year.
Other complexes in the area are also speeding up remodeling. Following Gaenari Jugong Complex 13 in Geumjeong-dong, Mugunghwa Jugong Complex 1 completed the establishment of its association at the end of last year, increasing the number of complexes pursuing safety inspections to two.

In January, 18 remodeling-promoting complexes in Sanbon formed a remodeling alliance. This alliance includes four complexes with established associations and 14 complexes in the preparatory stage such as organizing promotion committees. Dongsung Baekdu and Geukdong Baekdu apartments, which are pursuing integrated remodeling, have achieved a preliminary consent rate of 60% and are preparing to establish an association.
