Amid Bear Market Warnings, 46 Areas Including Cheongju and Muan Achieve 'Zero Unsold Homes' Over One Year
As the real estate market faces a deepening transaction freeze and a sharp increase in unsold apartments, places maintaining nearly a year of zero unsold units are drawing attention.
According to the Ministry of Land, Infrastructure and Transport's 'Unsold Housing Status' on the 24th, unsold housing units rose for two consecutive months with 14,075 units in October last year and 14,094 units in November. By region, Daegu had the highest number with 2,177 units, followed by Jeonnam (1,954 units), Gyeongbuk (1,598 units), and Gyeongnam (1,346 units).
On the other hand, there are 'unsold housing clean areas' with no unsold units at all within the same regions. During the same period, excluding the metropolitan area, there were 60 local cities and counties with no unsold units, and a total of 46 places, including Cheongju in Chungbuk and Muan in Jeonnam, had no unsold units for a year (January to November 2021).
These unsold housing clean areas also tend to have high subscription competition rates. On the 11th, two blocks of 'Oryong Prugio Parcena' in Muan-gun, Jeonnam, which opened for subscription, attracted 5,850 applicants for 388 households (excluding special supply), showing an average competition rate of 15.08 to 1. It is analyzed that applicants flocked due to the pleasant residential environment such as Yeongsangang River and convenient living infrastructure in the Oryong district.
An industry insider said, "As the sales market is reorganized around actual demand, regions with zero unsold units tend to have relatively low supply volumes and high scarcity of new apartments," adding, "They offer both pleasant environments and existing urban infrastructure, attracting not only first-home buyers but also those looking to upgrade, so steady subscription results are expected this year as well."
Various complexes are scheduled for sale early this year in these unsold housing clean areas.
At the end of January, Hanwha Construction plans to introduce the 'Forena' brand for the first time in Cheongju, Chungbuk. Cheongju had no unsold units throughout 2021. The complex will be located near Maebong Park, which is planned to be developed as the largest urban park in Cheongju, and the area is rich in living infrastructure, attracting significant local interest. 'Hanwha Forena Cheongju Maebong' will be built with 21 buildings ranging from 2 basement floors to 29 floors above ground, with units sized 74 to 104㎡, totaling 1,849 households.
In February, DL Construction plans to supply 630 households in Jecheon, Chungbuk, with 6 buildings from 2 basement floors to 29 floors above ground, and unit sizes ranging from 84 to 116㎡. It will be supplied in a residential dense area of Jecheon city, well equipped with transportation, education, and living convenience facilities. Jecheon has also had no unsold units since November 2020.
