Anyang Urban Fore Nature & e-Pyeonhansesang, 40 Minutes to Seoul Station... Convenient Double Station Area
[Asia Economy Reporter Kim Min-young] Gyeonggi Housing and Urban Corporation (GH) and DL E&C are scheduled to launch sales this month for Anyang Urban Foret Jayeon&e Pyeonhansesang, a new apartment complex located in Anyang-dong, Manan-gu, Anyang-si, Gyeonggi Province, where new apartments are scarce. This area in the old downtown of Manan-gu, Anyang-dong, has recently been actively undergoing redevelopment projects, emerging as a new residential town with about 14,000 households.
GH and DL E&C are developing a total of 2,329 households across four complexes in 18 buildings ranging from three basement floors to 29 above-ground floors through the Naengcheon District Residential Environment Improvement Project in this area. Among these, excluding existing landowners and rental units, 1,087 households in three complexes with sizes ranging from 46 to 98㎡ (exclusive area) will be available for general sale. Since the general sale units account for nearly half of the total, the chances of winning a unit on the premium floors are correspondingly high.
Transportation conditions are also favorable. Within a 1 km radius of the complex, there are Anyang Station and Myeonghak Station on Seoul Metropolitan Subway Line 1, allowing residents to enjoy the convenience of a double station area. Using this line, it takes less than 40 minutes to reach Seoul Station. Geumjeong Station, a transfer station for Lines 1 and 4, is just two stops away from Anyang Station. The Metropolitan Area 1st Ring Expressway is also nearby. Approximately 1 km from the complex, the Wolgot-Pangyo double-track railway (Wolpan Line) is planned to pass through, scheduled to open in 2026. The same year, a double-track railway connecting Indeogwon and Dongtan is also planned to open. The educational environment is excellent, with elementary, middle, and high schools such as Anyang Elementary, Sinan Elementary, Sinan Middle, Sinseong Middle, and Sinseong High within a 1 km radius.

Anyang City plans to transform the former site of the Animal and Plant Quarantine Agency in Anyang-dong into an administrative complex town. Covering a total area of 56,309㎡, 49% of the site will be public land, and 51% will be for mixed-use development. Upon completion, the city estimates that the development will generate 517.4 billion KRW in induced private investment and create 9,846 jobs.
Apartment sale prices in this area have also surpassed the 1 billion KRW mark. Raemian Anyang Megatria, a large complex with 4,250 households that was completed in 2016, saw its 84.7㎡ units in Anyang-dong trade for 1.15 billion KRW in October last year, according to the Ministry of Land, Infrastructure and Transport's real transaction price system.
A sales official said, "Anyang Urban Foret Jayeon&e Pyeonhansesang offers convenient access to the infrastructure established in the original downtown area of Anyang, and residents can expect to benefit from various planned transportation and development projects in the surrounding area."
