Expansion of Startup Spaces and Living Facilities in the Vicinity of Seoul National University Venture Town Station
[Asia Economy Reporter Kim Hyemin] A venture startup space will be established in the station area of Sillim-dong, Gwanak-gu, Seoul.
On the 6th, Seoul City held the 1st Urban and Architectural Joint Committee Delegated Subcommittee and announced on the 7th that it had approved a revised plan to change the district unit plan zone for the station area revitalization project at 110-10 Sillim-dong, Gwanak-gu, and one other lot.
The area is the station area of the soon-to-open Sillim Line Seoul National University Venture Town Station, adjacent to Dorimcheon Stream.
With the approval of this plan, the land use zone will be changed from quasi-residential to neighborhood commercial. As a public contribution facility due to the land use upgrade, a public rental industrial facility will be created as a venture startup space. The low floors will be allocated for non-residential facilities such as neighborhood living facilities, and a connecting passageway directly linked to the station will be installed on the basement first floor. Stairs leading to the ground level will also be installed, expected to be used as a passageway for residents.
The city plans to proceed with the approval process, including the architectural committee review in the second half of this year, aiming for completion in 2024.
Choi Jin-seok, Director of the Seoul City Urban Planning Bureau, said, "The site will become a new vitality hub of the Dorimcheon waterfront space along with the Sillim 1 Redevelopment Promotion Zone across Sillim-ro."

Meanwhile, the station area revitalization project promoted by the city is a project that upgrades the land use zone of station area land meeting location requirements to increase the floor area ratio, and in return, expands 50% of the increased floor area ratio into necessary local living service facilities. Currently, 20 projects are in operation, and this project site was selected in June 2019. It is the sixth to pass the Urban and Architectural Joint Committee review.
