Competition Ratio Hundreds to One... Resale-Allowed Income-Generating Real Estate Draws Huge Interest
As regulations related to real estate, such as loans, continue to tighten, income-generating properties like life-type lodging facilities and officetels that allow resale are maintaining their popularity.
In particular, investment demand is pouring into life-type lodging facilities, which allow resale and can be contracted immediately by adults aged 19 and over, as well as officetels with fewer than 100 units.
In August, the life-type lodging facility "Lotte Castle Le West" in Magok-dong, Gangseo-gu, Seoul, attracted over 570,000 applicants for 876 units, recording an average competition rate of 657 to 1. In the same month, "Hillstate Cheongju Central" in Gagyeong-dong, Cheongju-si, Chungbuk, also saw an average application competition rate of 862 to 1. "Seomyeon Prugio City Signature" in Bujeon-dong, Busanjin-gu, Busan, attracted more than 240,000 applicants for 408 units, showing a record competition rate of 598 to 1 on average and a highest rate of 3,781 to 1.
The popularity of officetels with fewer than 100 units is also significant. Last month, the "Singil AK Prugio" officetel in Yeongdeungpo-gu, Seoul, recorded a competition rate of 1,312 to 1, with 125,919 applicants for 96 units. Also, "Hillstate Gwacheon Cheongsayeok" in Gwacheon-si, which was supplied in the same month, attracted 124,426 applicants for 89 units, showing an average competition rate of 1,398 to 1, the highest ever for officetels.
Market interest is also gathering around the remaining resale-eligible properties this year.
A representative example is "Sewoon Prugio Gravity," supplied in the Sewoon Redevelopment Promotion District (hereafter Sewoon District), located behind Seoul's central CBD (Central Business District). This complex is the second supply in the Sewoon District this year, following the "Sewoon Prugio Hericity" (apartment) whose sales closed in July. The supply consists of 396 units in 3-6 district and 360 units in 3-7 district, totaling 756 units with exclusive areas ranging from 21 to 50 square meters. Both complexes are structured from six basement floors to 20 floors above ground.
Life-type lodging facilities will also be supplied in Godeok New Town. Daewoo Construction is offering "Pyeongtaek Godeok Trabant Prugio City" in Block 11 (1-2, 1-3) of the central commercial district of Godeok Internationalization Planning District, Pyeongtaek-si, Gyeonggi-do. The complex consists of 886 life-type lodging units with exclusive areas of 21 to 45 square meters and 52 commercial units, spanning from six basement floors to 27 floors above ground.

Juseong General Construction will supply the "Terrapalace Indeokwon 2nd" officetel in Uiwang, Gyeonggi-do, this month. It consists of 40 units with exclusive areas of 64 to 79 square meters. Since it is supplied with fewer than 100 units, resale is possible after contract.
