Creating a New Premium City in Songpa-gu Geoyeom·Macheon Area Where People, Culture, and Nature Harmonize
Resident Survey on Urban Future Vision for Geoyeom·Macheon Development... Preservation Areas 'Macheon 2 District' and 'Macheon Cathedral District' Also Open to Development Possibility
[Asia Economy Reporter Jong-il Park] Songpa-gu (Mayor Park Seong-su) announced on the 5th that it has selected the urban future vision of the Geoyeomacheon area as a "new premium city where people, culture, and nature harmonize."
To promote balanced regional development, the district is pushing the "Comprehensive Development Plan for the Geoyeomacheon Area" as its top priority project this year. This area has experienced relatively slow development, leading to strong demands from residents for regional progress. Additionally, with the recent full-scale promotion of the redevelopment acceleration project and the development of surrounding areas such as Wirye New Town and Hanam Gam-il District, a prompt response is necessary.
Accordingly, to actively reflect residents' opinions during the development process, the district conducted a second survey from September 27 to October 8, following the first survey in April. The survey was conducted both online and offline using non-face-to-face questionnaires and SNS, with 1,108 residents from Geoyeomacheon and nearby areas participating.
The survey content included preferences for candidates of the urban future vision desired by local residents and specific utilization plans for the (tentatively named) Education and Culture Complex Center planned for the Geoyeo 2-1 district donation site.
Among the urban future vision candidates, "a vibrant new premium residential city where people, culture, and nature harmonize" received the highest preference at 50.3% (557 people). This was followed by ▲ "Geoyeomacheon, a healthy cultural city where nature and human breath come alive" (254 people/22.9%), ▲ "a new cultural city where nature and people harmonize" (185 people/16.7%), and ▲ "a new healthy cultural city in nature" (81 people/7.3%).
Regarding the utilization plan for the Education and Culture Complex Center to be built on the Geoyeo 2-1 district donation site, 88.7% responded that it was "very necessary or necessary." The most considered factor when creating the center was "functions desired by local residents and visitors" (38.3%). As for the main functions of the facility, culture (38.6%) and education (29.8%) ranked highest.
When asked about detailed facilities in the architectural plan, residents identified libraries (56.6%), sports facilities (41.5%), and multiplexes (37.4%) as the most important facilities to consider.
Additionally, more than half of the residents (64.4%) responded that securing additional public parking lots beyond the legally required parking spaces for the Education and Culture Complex Center is necessary. Other suggestions included securing sufficient green spaces and rest areas, and creating hobby activity spaces accessible to all age groups including children, adolescents, and the elderly.
The district plans to continuously reflect residents' and experts' opinions centered on the "Geoyeomacheon Regional Development Council," launched on October 29, along with the survey results, to establish the "Comprehensive Development Plan for the Geoyeomacheon Area."
Park Seong-su, Mayor of Songpa-gu, stated, "The Comprehensive Development Plan for the Geoyeomacheon Area is an important matter that goes beyond simple urban redevelopment to realize balanced development throughout Songpa-gu. We will do our best to promote the plan according to the future vision drawn by residents so that the Geoyeomacheon area can leap forward as a new premium city of Songpa."

Until now, the Macheon 2 district and Macheon Cathedral district, which were difficult to develop as preservation zones, have opened up the possibility of development as promotion zones following the amendment of the "Seoul City Urban and Residential Environment Maintenance Ordinance" at the end of September. Accordingly, if selected as a candidate site for Seoul City's housing redevelopment project by the end of this year, the district plans to proceed with a service for changing the redevelopment acceleration plan next year.
