Attention on Large Complexes with Over 1,000 Households: Strong Housing Price Defense and Affordable Maintenance Fees
As a large number of apartment subscription units are expected to be released at the end of this year, attention is focused on the sale of large-scale complexes with more than 1,000 households.
Large apartment complexes generally offer excellent residential environments in terms of transportation, education, and convenience facilities, and they have high liquidity due to frequent transactions. During a real estate market boom, their price increase is significant, and during a downturn, the price decline is relatively small, making them valuable investments.
Large apartment complexes also have lower maintenance fees compared to smaller complexes. According to the Korea Real Estate Board's Apartment Management Information System, as of July this year, the average maintenance fee nationwide for apartments with over 1,000 households was 1,086 KRW per square meter, the lowest among all sizes. The fees were 1,116 KRW for 500?999 households, 1,184 KRW for 300?499 households, and 1,307 KRW for 150?299 households, showing that the larger the complex, the lower the burden.
Large apartment complexes also show strong housing prices. According to Real Estate 114 data, as of last July, the average sale price per 3.3㎡ for large complexes (1,000?1,499 households) nationwide was 20.83 million KRW. Prices were 18.35 million KRW for 700?999 households, 17.55 million KRW for 500?699 households, 16.82 million KRW for 300?499 households, and 16.56 million KRW for complexes with fewer than 300 households, indicating that the larger the number of households, the higher the price.
This month, many large-scale complexes with over 1,000 households are scheduled for sale.
Daewoo Construction will offer "Gumi Prugio Elifore City" in Geoui-dong, Gumi-si, Gyeongbuk, in November. It will be a large complex with a total of 1,722 households (Block 1: 716 households, Block 2: 1,006 households) with exclusive areas of 84 and 104㎡. Surrounded by Yeonbongsan Mountain, the location provides a pleasant residential environment and green views. It is easy to access neighboring areas via National Road 67, Gupo-Saenggok National Road, and Geoui IC, and entry and exit to the Gyeongbu Expressway via Gumi IC is convenient.
Geukdong Construction is also planning to launch "Cheongsu Geukdong Star Class The First," a total of 1,225 households through the reconstruction project of Cheonan Jugong 4 Complex in Daga-dong, Dongnam-gu, Cheonan, Chungnam, this month. The complex consists of exclusive areas of 59, 74, and 84㎡, with 632 households of 59 and 74㎡ available for general sale. Nearby are Nambu-daero and Cheonan-daero roads, and access to the Gyeongbu Expressway via Cheonan IC is convenient. Line 1 Cheonan Station and Cheonan Terminal are close by, making public transportation easily accessible.
Taeyoung Construction, jointly implementing and constructing with Daejeo Construction, plans to supply "Changwon Gamgye Desiang" this month. It consists of a total of 1,000 households with exclusive areas of 59, 72, and 84㎡. The Gamgye district in Changwon Buk-myeon New Town, where the complex is located, already has about 12,000 households settled, with various infrastructures such as education, medical, and neighborhood living facilities established.

Hanshin Construction will offer "Pohang Hanshin The Hue Pentacity" in Pentacity, Buk-gu, Pohang-si, Gyeongbuk. It is a large complex with a total of 2,192 households (A2 Block: 1,597 households, A4 Block: 595 households) with exclusive areas of 84 and 99㎡. Pentacity is an economic free zone developed on a site of approximately 1.47 million square meters, aimed at establishing a convergence technology R&D hub for advanced technology development and industrialization.
