Apartments Near Hosu Park Have an Average Market Price 35% Higher
A survey found that the average market price of apartment complexes adjacent to waterfront facilities such as lake parks is about 35% higher than that of surrounding complexes.
On the 29th, real estate market analysis firm Real Estate Info analyzed data from KB Kookmin Bank’s Liv Real Estate and found that apartment prices next to lake parks are on average about 35% higher than the local neighborhood prices.
As of October, the average price of an 84㎡ unit at 'Cheongna International Financial District Hanyang Sujain Lake Blue,' located next to Cheongna Lake Park (690,000㎡) in Incheon, is 1.045 billion KRW. This is more than 20% higher than the Cheongna-dong average of 838.77 million KRW. Especially, units with a view traded at 1.295 billion KRW, making them the highest-priced apartments in the area.
Next to Suwon Gwanggyo Lake Park (1.7 million㎡), the average price of an 84㎡ unit at 'Jungheung-S Class' is 1.2 billion KRW, nearly 50% higher than the average price of 818.84 million KRW in Woncheon-dong where the complex is located.
In Dongtan 2 New Town, the average price of an 84㎡ unit at 'The Lake Booyoung (Complex 3),' located right in front of Dongtan Lake Park (460,000㎡), is 1.195 billion KRW, about 35% higher than the Sancheok-dong average of 883.99 million KRW.
Competition for subscription in complexes near lakes is also fierce. 'The Sharp Doan Twinence,' located near the planned Gapcheon Lake Park in Daejeon, recorded an average subscription rate of 53.5 to 1 in October and sold out within three days of contract commencement. 'Gunsan Lake Park I-Park,' which embraces Eunpa Lake Park, also closed all housing types in the first priority round with an average subscription rate of 55.7 to 1 in June and completed contracts in a short period.
Real Estate Info’s research team leader Kwon Il explained, "The open waterfront increases real estate value, and lake parks are emerging as spaces where people can safely enjoy leisure activities even with 'With Corona' conditions."
Newly launched or planned lakefront developments in places like Incheon (Cheongna), Daejeon (Doan), and Paju (Unjeong) are also attracting attention.
'Cheongna Hanyang Sujain The Destin,' located right next to Cheongna Lake Park, is a residential officetel with 702 units of 84㎡ each. The planned City Tower Station (tentative name) on Line 7 will be within walking distance, and with the headquarters and affiliates of Hana Financial Group and Hyundai Mobis’s hydrogen fuel cell core parts production facility planned nearby, the demand base is expected to increase significantly.
Near Paju Unjeong Lake Park (490,000㎡), Hyundai Construction is preparing to launch 'Hillstate The Unjeong,' a residential complex consisting of 744 apartments and 2,669 residential officetel units.
Near the planned Gapcheon Lake Park in Daejeon, HDC Hyundai Development Company will release 'Daejeon Doan Central I-Park' in November. It will be built with a single unit size of 84㎡ totaling 377 units and will be located near the planned tram station on Daejeon Urban Railway Line 2.

Near Eunpa Lake Park (approximately 2.57 million㎡) in Gunsan, Jeonbuk, Jeil Construction plans to launch 'Eunpa O2 Grande Lake One,' consisting of 399 units ranging from 59 to 140㎡.
