Timon Conducts Survey of 1,000 Customers on Officetel Perception... 6 out of 10 Say "Residential Use"
Officetel, from Investment to Residence
[Asia Economy Reporter Kim Cheol-hyun] Perceptions of officetels are shifting from investment to residential use due to apartment regulations. TMON announced on the 10th that, according to a survey of 1,000 customers, 6 out of 10 respondents said their purpose for purchasing an officetel was "residential."
In the survey conducted over the course of July with 1,000 TMON customers, 61% of respondents cited residential use rather than investment as their reason for purchasing an officetel. This is interpreted as demand shifting to the officetel market to avoid real estate regulations focused on apartments. This trend was particularly prominent among younger generations. 80% of those in their 20s and 70% of those in their 30s responded that their purpose was residential, showing a difference compared to the 40s to 60s age group (around 50%).
The term "Apartel," meaning a residential officetel, was also recognized by 7 out of 10 respondents. Among the reasons for interest in residential officetels, 36% answered "lower price than apartments," and about half (45%) said their desired price range for an officetel was between 100 million and 200 million KRW.
As of June, there was a significant difference between the average sale prices of officetels and apartments. The nationwide average sale price of officetels was 207.76 million KRW, while apartments averaged 426.06 million KRW, more than double that of officetels. With a focus on residential use, the most important factor when applying for or purchasing an officetel was proximity to the workplace and abundant demand in the area, described as "work-residence proximity." 41% of respondents said location, including transportation, was the most important, followed by a pleasant living environment (21%). Regarding the appropriate size of an officetel, 15 pyeong (supply 49.5㎡) was the most popular at 37%, followed by 20 pyeong (supply 66.1㎡) at 22%, and 25 pyeong (supply 82.6㎡) at 20%.
Meanwhile, TMON will sell priority subscription rights for the royal floor of "Yangyang Grand Bay Naksan" at 49,900 KRW starting from 3 PM today through its live broadcast "TVON." Located near Naksan Beach, the property offers ocean views and features facilities such as a rooftop usable year-round, a swimming pool, a sky lounge, and a pet care center where pets are welcome. The sale price starts from 180 million KRW.
