[Practical Finance] "Avoid Pre-Subscription" 45,000 Houses for Sale Nationwide in June
Total Households Increased by 58% and General Sales by 79% Compared to June Last Year
Concentrated Supply of Large Complexes with Over 1,000 Units in Gyeonggi-do
[Asia Economy Reporter Onyu Lim] Ahead of the third phase of new town pre-subscription scheduled for July, construction companies are accelerating their sales schedules, resulting in about 45,000 households being released nationwide in June.
According to Zigbang on the 9th, among 60 complexes and a total of 45,059 households in June, 34,448 households are preparing for general sales. Compared to June last year, a year ago, the total number of households is expected to increase by 16,474 households (58%) from 28,585 households. In particular, general sales, which determine the scale of subscription, will increase significantly by 15,213 households (79%) from 19,235 households.
Since June is the last month of the first half of the year, complexes that could not be sold earlier are being supplied intensively. The complexes scheduled for sale in May, surveyed in April, were 59 complexes with a total of 48,855 households, including 40,832 general sales households, but upon re-survey, only 30 complexes were actually sold. Only 17,638 households, 43% based on general sales, were actually subscribed.
Especially, since pre-subscription for the third phase new towns will be conducted starting with Incheon Gyeyang in July, construction companies rushing to sell early to avoid this have increased, making the June subscription market richly prepared. According to the Ministry of Land, Infrastructure and Transport and Korea Land and Housing Corporation (LH), the government will conduct a total of 30,200 pre-subscriptions this year, including 9,400 households in the third phase new towns.
Looking at it by month, it will be conducted in four rounds: △ July 4,400 households △ October 9,100 households △ November 4,000 households △ December 12,700 households. Among these, the number of newlywed couple hope town units for newlyweds accounts for nearly half, about 14,000 households. The government plans to supply △ 1,100 households in Incheon Gyeyang △ 1,600 households in Namyangju Jinjeop 2 △ 1,000 households in Seongnam Bokjeong 1 △ 300 households in Uiwang Cheonggye 2 △ 400 households in Wirye in the first pre-subscription in July.
Ham Young-jin, head of Zigbang Big Data Lab, said, "Pre-subscription is scheduled to be implemented starting with Incheon Gyeyang New Town from next month," adding, "As pre-subscription, which will resolve the subscription waiting demand of non-homeowners, approaches, the sales schedules of complexes preparing for sales in June may also be affected."
By region, in June, 24 complexes with a total of 22,205 households will be released in the metropolitan area including Seoul, Gyeonggi, and Incheon. Gyeonggi Province will supply the largest volume with 12,069 households, followed by Seoul with 5,107 households and Incheon with 5,029 households. In particular, in Gyeonggi Province, the sales schedule of large complexes originally scheduled for May has been postponed to June, resulting in the concentrated supply of mammoth complexes with more than 1,000 households.
In Banpo-dong, Seocho-gu, Seoul, ‘Raemian One Bailey’ is preparing for sale. Among a total of 2,990 households, 224 households will be for general sale, consisting of 46?234㎡ (exclusive area). In Gyeonggi Province, ‘Pyeongchon Trizia’ in Hogye-dong, Dongan-gu, Anyang-si, redeveloping the area around Yungchang Apartment, is attracting attention. Among a total of 2,417 households, 913 households will be for general sale, consisting of 59?74㎡.
In Incheon, the largest scale is ‘City OCEIL Phase 1’ located in Hakik-dong, Michuhol-gu. All 1,131 households are for general sale, with areas ranging from 59 to 126㎡. ‘Hillstate Xi Gyeyang’ in Jakjeon-dong, Gyeyang-gu, has 812 households for general sale out of 2,371 households, consisting of 39?84㎡.

In the provinces, sales of 22,854 households, more than twice the 9,696 households in May, are planned. In particular, ‘Raemian Forestage,’ redeveloping the Oncheon 4 district area in Dongnae-gu, Busan, is attracting attention. Among a total of 4,043 households, 2,331 households will be for general sale, with areas ranging from 49 to 132㎡. In Dong-gu, Daegu, ‘Yonggye Station Prugio Artsville Phase 1?2’ has a total of 1,313 households, and in Asan-si, Chungnam, ‘Asan Technovalley 6th Eaz The One’ is preparing for general sale of 822 households.
