Live Offices Popular for Combining Residential and Work Spaces
[Asia Economy Reporter Ryu Taemin] As the number of one-person creative enterprises increases, knowledge industry centers equipped with 'live offices' are also on the rise. A live office is a small-scale specialized office product that combines work and residential functions. It is emerging as a new alternative to officetels and offices due to its high efficiency in terms of investment and operating costs.
One-person creative enterprises are solo entrepreneurs with creativity and expertise. These are businesses operated without regular employees, and joint businesses with fewer than five people also fall under this category. According to the '2020 One-Person Creative Enterprise Survey' announced by the Ministry of SMEs and Startups on the 8th, the number of one-person creative enterprises as of 2018 was a total of 427,367. This is an increase of 24,755 (6.1%) from 402,612 the previous year. By industry, manufacturing (40.9%) and educational services (25%) were the most common.
Recently, knowledge industry centers that have introduced live offices are gaining popularity. The knowledge industry center 'Hyundai Terra Tower Yeongtong,' which introduced live offices, completed early sales. As new types of jobs centered on one-person businesses such as YouTubers and small startups increase, live office products that can solve both residential and office problems at once are accommodating not only investment demand but also actual residence demand. A sales official said, "The advantage of live offices is that they have residential functions while not being counted as housing units, along with various tax benefits of knowledge industry centers."
Recently, Taeyoung Construction is attracting attention by introducing live offices in 'Gwanggyo Flex Desiang,' currently under construction in Suwon, Gyeonggi Province. This complex is located in the last urban support facility blocks 13-4-2 and 13-4-3 of Gwanggyo New Town. The supply consists of a total of 303 units and 15 neighborhood living facilities from 5 basement floors to 15 above-ground floors. The neighborhood living facilities account for about 4% of the total floor area, which is very low compared to 10-15% in other knowledge industry centers.
Live offices include office space along with restrooms and mezzanine spaces. To provide a pleasant working environment within the complex, exclusive terraces have been planned. A sunken garden and community steps have been created outside the complex. Additionally, an eco garden on the 3rd floor, and separate rest areas called Sky & Refresh Garden on the rooftop and 5th floor will be provided as relaxation spaces for residents.

The knowledge industry center 'Guri Galmae Hyundai Terra Tower,' currently being sold in Guri, Gyeonggi Province, will also apply live offices. This complex, located in Galmae-dong, plans to introduce the latest facilities such as a drive-in system and live offices.
