Supply of Guri Galmae and Namyangju Jinjeop Imminent... 3,400 Pre-Subscription Units Available from July
[Asia Economy Reporter Lee Chun-hee] Housing supply through the Residential Welfare Roadmap, one of the government's major measures for housing supply in the metropolitan area, is imminent. Starting from July, supply will begin through preliminary subscription, and districts with rapid project progress will proceed to the main subscription as well.
The Ministry of Land, Infrastructure and Transport announced on the 5th that it has completed the district planning for 10 Residential Welfare Roadmap announcement districts: Guri Galmae Station Area, Namyangju Jinjeop 2, Bucheon Goean, Bucheon Wonjong, Gunpo Daeyami, Gyeongsan Daeim, Seongnam Geumto, Seongnam Bokjeong 1·2, and Uiwang Wolam.
These districts are newly developed residential sites included in the 2017 Residential Welfare Roadmap to sufficiently supply public housing such as newlywed hope towns in excellent locations to create stable supply and demand conditions. Since the designation of the Gunpo Daeyami district in 2018, all district planning has been completed up to the Seongnam Geumto district plan last month, and full-scale construction is scheduled to begin this year.
Through these projects, about 48,000 households will be supplied mainly in the metropolitan area. Approximately 10,541 households of Newlywed Hope Town, 19,651 households of public rental housing, and 11,362 households of private sales will be supplied sequentially.
In particular, subscription for 1,185 households in the Guri Galmae Station Area will be conducted within this year, and through the 'preliminary subscription' starting in July, 1,400 households in Namyangju Jinjeop 2, 1,000 households in Gunpo Daeyami, and 1,000 households in Seongnam Bokjeong 1·2 will be supplied within this year.
Next year, main subscriptions will be conducted for 400 households in Guri Galmae Station Area, 2,063 households in Gyeongsan Daeim, 193 households in Bucheon Goean, 397 households in Bucheon Wonjong, and 866 households in Uiwang Wolam, and 900 households of preliminary subscription will be supplied in Namyangju Jinjeop 2 as well.
The Ministry of Land plans to supply about 9,400 households by next year through this.
Looking at each district, the Guri Galmae Station Area district, located on the boundary between Seoul and Gyeonggi's Guri and Namyangju cities, will supply about 6,300 households on an area of 788,000㎡ by 2026. The metropolitan subway Gyeongchun Line Galmae Station is planned to be located within the district, and with the extension of Seoul Subway Line 8 to Byeollae Line nearby and the opening of the metropolitan express railroad (GTX) Line B, rapid access to the city center is expected. In particular, commercial and office lands will be concentrated near Galmae Station, which will serve as the core function of the district, to develop it into a self-sufficient city representing northeastern Gyeonggi.
The Namyangju Jinjeop 2 district, located about 8 km northwest of Seoul, will supply about 10,000 households on an area of 1,292,000㎡ by 2025. The Ministry of Land plans to improve traffic conditions by expanding road traffic, and with the opening of Pungyang Station on the Jinjeop Line extension of Seoul Subway Line 4 in 2023, travel time to downtown Seoul is expected to be significantly reduced. Additionally, benefits from the extension of Line 9 according to the recently announced Namyangju Wangsuk New Town metropolitan traffic improvement plan are also expected.

Kim Kyu-chul, head of the Public Housing Promotion Division at the Ministry of Land, said, "Housing supply through the Residential Welfare Roadmap, which aims to build a dense housing safety net, is gradually becoming visible," adding, "We plan to make efforts to create successful cities through the expansion of infrastructure and specialized designs for the convenience of local residents during the project implementation process."
