Daewoo Industrial Development to Launch 'Ian Grangsentum Cheonan' Sales This Month

View original image[Asia Economy Reporter Lee Chun-hee] Daewoo Industrial Development announced that it opened the model house for 'Ian Grangcentum Cheonan' in Cheonan-si, Chungnam on the 13th and will begin full-scale sales. The general sale consists of 633 households with an average price of 11 million KRW per 3.3㎡.
This complex is an apartment supplied through the Buchang Station housing redevelopment project in Bongmyeong-dong, Dongnam-gu, Cheonan-si. It is planned to have a total of 816 households across 9 buildings, ranging from 39 to 126㎡ (exclusive area), with 3 basement floors and up to 25 floors above ground. Among them, 633 households are allocated for general sale, categorized by exclusive area and type as follows: ▲59㎡ 190 households ▲64㎡A 45 households ▲64㎡B 71 households ▲74㎡A 29 households ▲74㎡B 236 households ▲84㎡A 30 households ▲80㎡B 32 households.
The company plans to reduce the financial burden on contract holders by allowing the contract deposit of 10% to be paid in two installments (first installment fixed at 10 million KRW). As it is a non-regulated area, up to 60% of the intermediate payment loan is available, and there is no separate resale restriction period. The subscription application requirement allows first-priority subscription after only 6 months of subscription to the housing subscription savings account.
This complex is located in Bongmyeong-dong, the downtown area of Cheonan, equipped with various living infrastructures such as university hospitals, large marts, cinemas, and department stores nearby. In particular, the Bongmyeong-dong area has been selected for the Urban Regeneration New Deal project promoted by the Ministry of Land, Infrastructure and Transport, with a total investment of 106.7 billion KRW, including 10 billion KRW in national funds, to create an innovation hub space by 2024.
In terms of transportation, it is a super-station area complex located within a 5-minute walk from Bongmyeong Station on Seoul Metropolitan Subway Line 1. Additionally, Cheonan-Asan Station, accessible by KTX and SRT, is two subway stops away, and Cheonan Express Bus Terminal is also nearby. Regarding the educational environment, Bongmyeong Elementary School is located right next to the complex, and Cheonan High School, Cheonan Seoye Middle School, Gyegwang Middle School, and Bongseo Middle School are all within walking distance.
Each household applies a specialized layout called 'Sallim Chaktak' (in some units), which connects the kitchen, large storage, laundry space, and bathroom to reduce housewives' housework time. 'Sallim Chaktak' is characterized by a layout that links the laundry space with the bathroom so that laundry collection, washing, and drying can be done in one space. Some units also provide entrance storage, corridor pantry, and kitchen pantry to maximize storage space.
A Daewoo Industrial Development official said, "This is a new apartment supplied in Bongmyeong-dong, the original downtown area of Cheonan, for the first time in four years, offered at a reasonable price, attracting strong interest from actual buyers." He added, "The location is excellent with super-station access at Bongmyeong Station and prestigious school districts such as Cheonan High School within walking distance, and the residential environment is improved through urban regeneration in the area, increasing future value."
The special supply will begin on the 24th, followed by first-priority subscription on the 25th and second-priority subscription on the 26th. Winners will be announced on the 2nd of next month, and the official contract will be conducted over five days from the 14th to the 18th. The expected move-in month is June 2023.

The model house is located in Ssangyong-dong, Seobuk-gu, Cheonan-si. Visits are allowed only for those with prior reservations to prevent the spread of COVID-19. Entry is permitted only if wearing a mask, and full-body disinfection will be conducted upon entry. Additionally, thermal cameras will be installed, and hand sanitizers will be provided as part of quarantine measures.
