'Lotto Subscription' Announces Winners Consecutively... Cutoff Score 'Danghae 58' Also in Hanam
[Asia Economy Reporter Kim Yuri] Following Gwacheon Knowledge Information Town, the "lottery subscription" in Hanam Gam-il also showed a high winning cutoff score. It is evaluated that the cutoff score of 69 points, which is the winning criterion for other areas except for the region with relatively fewer applicants, became the standard for winning or losing. The industry expects that the subscription overheating phenomenon will continue for the time being in apartments under the price ceiling system, which are priced several hundred million won cheaper than the market price amid the nationwide housing price fluctuations.
According to the Korea Real Estate Agency’s subscription homepage on the 13th, the lowest winning score for Gam-il Prugio Markver in Hanam City, Gyeonggi Province, whose winners were announced on the day, was 58 points, which came from the 84㎡ (exclusive area) A and B types in the corresponding region. The cutoff scores for other Gyeonggi and other regions soared well above the corresponding region, reaching 69 points. The lowest scores for the 84㎡B, 99㎡A, and 99㎡B types were all 69 points. A score of 69 points can only be achieved by a "4-person family perfect score subscription" with three dependents, full non-homeownership period, and full subscription account period.
For the 84㎡A type, the scores reached 74 and 72 points respectively. Even applicants with a "4-person family perfect score subscription" were rejected in this type. In speculative overheated districts, areas of 85㎡ or less are selected 100% by points. The highest score was 79 points, which also appeared simultaneously in 84㎡A other Gyeonggi and other regions, and 84㎡B other regions. The average winning score for this complex was 68.51 points.
Gam-il Prugio Markver is located on the 1BL residential-commercial complex site in Hanam Gam-il District, consisting of five apartment buildings with a total of 496 households. On the 4th, a total of 114,955 people applied for 284 first-priority subscription units, recording an average competition rate of 404.7 to 1. The highest competition rate was 576.5 to 1, which occurred in the 114㎡A type. It is analyzed that the attractiveness of the subscription price was high because it is within the Seoul Songpa living area and subject to the price ceiling system. The average subscription price was 16.36 million KRW per 3.3㎡, forming a price in the late 500 million KRW range for 84㎡. Compared to Hanam Misa District adjacent to Gam-il District, it is evaluated that a price difference of about 600 million KRW can be expected, attracting prospective subscribers’ interest despite the 8-year resale restriction period.
Previously, the three complexes simultaneously supplied in Gwacheon Knowledge Information Town, whose winners were announced from the 10th to the 12th, also had a high wall of winning scores. In Gwacheon Prugio Eoulim Lavieno (S4 Block), there was even a perfect subscription score (84 points). Gwacheon Lesento Desiang (S5 Block) also had a highest score close to perfect at 80 points. The cutoff score also reached 65 points (99㎡B corresponding region). The lowest winning score for Gwacheon Prugio Ortus (S1 Block) was 65 points in the corresponding region for the 74㎡A, B, and C types. The highest score was 74 points.
