Geumcheon-gu Office Station Complex Development Integrating Residential and Cultural Spaces

[Asia Economy Reporter Park Jong-il] Geumcheon-gu Office Station is the only station in Seoul with just one exit. Built in 1981, its facilities have become outdated, and the lack of convenience facilities has caused inconvenience for residents. Moreover, due to the rapid increase in foot traffic influenced by the district office complex and apartment complex developments nearby, facility improvements have become urgent.
Geumcheon-gu (Mayor Yoo Seong-hoon) announced on the afternoon of the 14th that it has reached a final agreement with the Ministry of Land, Infrastructure and Transport, Korail, and Korea Land and Housing Corporation (LH) to promote the "Geumcheon-gu Office Station Complex Development Project."
The "Geumcheon-gu Office Station Complex Development Project" involves supplying 230 units of Happy Housing for young people and newlyweds on the adjacent abandoned oil tank site, and constructing a new station building (total floor area 1,600㎡) with mixed functions such as commercial, office, and cultural facilities on the current station site (total floor area 900㎡).
Starting with a memorandum of understanding (MOU) with Korail and LH in 2018, the district established a basic plan through the "Geumcheon-gu Office Station Complex Development Concept Study" last year. Since then, after several consultations with related organizations, significant progress has been made this year, including Korail's public offering for private developers.
Through this project, the old and poor Geumcheon-gu Office Station will be reborn as a complex station with various functions, including Happy Housing with childcare facilities and startup spaces, as well as public, neighborhood living, commercial, office, and cultural facilities.
Korail's public offering for private developers will be held on the 18th, with the priority negotiation partner selected by August this year. After obtaining approval from the Ministry of Land, Infrastructure and Transport for the complex station and Happy Housing, construction is planned to start by the end of this year, aiming for completion in 2025.
In addition, the district is promoting the Daehan Electric Wire Site Complex Development Project on the old Daehan Electric Wire site (area 80,985㎡) near Geumcheon-gu Office Station, which includes building a general hospital (810 beds) and apartment complexes (998 units). Currently, the Seoul City traffic impact assessment review is underway, with construction planned to start in the first half of 2021 and completion targeted for 2025.

Mayor Yoo Seong-hoon said, "Once the Geumcheon-gu Office Station and the old Daehan Electric Wire site complex development projects are completed, we expect to recreate Geumcheon's new brand value by linking with surrounding facilities," adding, "We will actively promote these projects to improve residents' quality of life and make the district a happy city that residents can be proud of."
