Incheon Port Authority to Relocate Headquarters to Songdo in August... Keeping Pace with Changes in Incheon Port Logistics Environment
Expected Reduction in Office Space Rental Costs

[Asia Economy Reporter Park Hyesook] The Incheon Port Authority, responsible for the development and operation of Incheon Port, will relocate its headquarters to Songdo International City in the Incheon Free Economic Zone around August.
On the 27th, the Incheon Port Authority held a Port Committee meeting, equivalent to a board of directors, and resolved to relocate the headquarters to reduce office rental costs and improve office space efficiency.
Accordingly, the authority plans to move to the IBS Tower in Songdo International City around August after signing contracts and completing interior work. It is estimated that this move will save approximately 4.6 billion KRW in rent over the next five years for the same office area.
Established in 2005, the Incheon Port Authority is currently located in the Jeongseok Building in Jung-gu, Incheon. As new port infrastructure facilities such as Incheon New Port, the Cruise Terminal, and the New International Passenger Terminal have opened, the organization and workforce have expanded accordingly, leading to a saturated office space and increasing rental costs, which have become a burden.
However, the authority states that although an additional office space of over 500 pyeong is needed due to the shortage of office space, expanding leased space accompanied by increased costs is difficult amid worsening management indicators caused by rising operating expenses from infrastructure and business expansion.
In particular, the port logistics industry agrees that key development and operation projects of Incheon Port, including Incheon New Port, the New International Passenger Terminal, the Cruise Terminal, the Aam Logistics Complex 2, and the development of the Incheon New Port hinterland complex, are shifting from the existing Inner Port, South Port, and North Port (Jung-gu and Seo-gu) to Incheon New Port (Songdo, Yeonsu-gu). Core functions of Incheon Port such as container cargo volume, international passengers, and hinterland complex development are also relocating around Songdo International City, making the relocation of the port authority headquarters urgent.
In fact, as of last year, Incheon New Port handled 1.695 million TEU, accounting for 58.8% of the total container cargo volume at Incheon Port, and this proportion is expected to continue increasing. Additionally, new port hinterland complexes to be supplied by 2030 are concentrated in Incheon New Port and Aam Logistics Complex 2 (Songdo District 9).
The port authority initially pursued the construction of its own headquarters building but decided to lease office space in a commercial building within Songdo International City for the time being, considering the large-scale project costs, and will review the construction of an independent headquarters as a long-term task.
