According to Seoul City on the 28th, Seoul Housing and Communities Corporation (SH Corporation) posted a notice on the Public Procurement Service website the day before for the 'Jangji Garage Vertical Development Project Ground Investigation Service.' Ground investigation is the earliest stage of construction, involving the examination of the distribution of soil layers, soil properties, and groundwater conditions. SH Corporation plans to accept bids until May 6, sign the main contract around June, and then proceed with the service for about a year.
In November last year, Seoul City announced plans to create a compact city integrating living SOC, parks, and public housing at the Jangji garage in Songpa-gu and the Gangil garage in Gangdong-gu. This project is one of the alternatives proposed by Mayor Park Won-soon in 2018 to expand housing supply without lifting the Green Belt restrictions. Seoul City plans to supply 1,800 units of Happy Housing for young single-person households and newlyweds at the Jangji and Gangil garages.
On the 30th of last month, Seoul City announced the winning design for the Jangji garage international design competition, which was conducted with a budget of 7.2 billion KRW. According to the winning design, 'Stacked City,' the Jangji garage will be built on a 38,120㎡ site in a podium form where various urban functions are arranged vertically. Currently, the Jangji garage is used as an on-street garage for 342 buses from three bus transport companies. The city plans to develop this area vertically, placing the garage and living SOC from basement level 1 to the 3rd floor above ground, and creating an urban forest on the top. Public housing will be located right next to the urban forest. The total construction cost is 200 billion KRW.
The Gangil garage in Gangdong-gu covers an area of 35,804㎡, and the international design competition review is currently underway. The winning design is expected to be announced around July. The design fee for the Gangil garage is about 7 billion KRW, and the planned construction cost is approximately 190 billion KRW.

Seoul City aims to complete the ground investigation service, obtain approval for the housing construction project plan, and finalize detailed designs to start construction in the second half of 2021 and complete the development by the second half of 2024. Although the city initially planned to complete the housing construction project plan approval this year, the project schedule may be delayed if the ground investigation is not completed early. An SH Corporation official stated, "We will strive to complete the housing construction project approval by around December this year."
