Incheon Bupyeong and Juan Industrial Complex Building Height Restrictions Eased... Floor Area Ratio Increased from 50% to Up to 1.2 Times
[Asia Economy Reporter Park Hyesook] Regulations such as building height restrictions in the Incheon Bupyeong and Juan National Industrial Complex areas will be partially eased.
On the 21st, Bupyeong-gu, Incheon announced that it has designated approximately 721,000㎡ of the Bupyeong and Juan National Industrial Complex areas as a "region requiring maintenance of aging industrial complexes."
This is aimed at upgrading the industrial complex structure and enhancing competitiveness. Areas designated as requiring maintenance of aging industrial complexes can benefit from measures such as securing public open spaces and easing floor area ratio and building height restrictions.
Accordingly, the floor area ratio (the ratio of total building floor area to site area) in the Bupyeong and Juan industrial complexes will increase from the existing 350% to up to 1.2 times higher.
For buildings with a total floor area of 5,000㎡ or more in these industrial complexes, if 5-10% of the site area is developed as small-scale rest facilities or other public spaces, a maximum floor area ratio of 420% will be applied.
Bupyeong-gu expects that this measure will improve the business feasibility of constructing knowledge industry centers (formerly apartment-type factories) in these areas, promote private investment, and contribute to the structural upgrading of the industrial complex and job creation.
A Bupyeong-gu official stated, "The Bupyeong and Juan National Industrial Complexes are over 50 years old, and the factories and surrounding facilities are very dilapidated. We hope this measure will lead to attracting high-tech industries, structural upgrading, and job creation, serving as an opportunity for industrial economic development."
