10 Public Housing Districts Including Bucheon Goean, Targeting First Supply Next Year
[Asia Economy Reporter Yoo In-ho] The Ministry of Land, Infrastructure and Transport announced on the 25th that it is steadily advancing the supply of 48,000 housing units in 10 newly designated public housing districts for 2018, as part of the Housing Welfare Roadmap 2.0 era aimed at completing a housing safety net at the level of advanced countries.
Bucheon Goean, where the district plan has been completed, plans to announce the first residents in the second quarter of next year; Bucheon Wonjong in the third quarter; and Namyangju Jinjeop 2, Guri Galmae Station Area, Gunpo Daeyami, and Gyeongsan Daeim in the fourth quarter of next year, respectively.
The remaining four districts?Uiwang Wolam (July), Seongnam Geumto (December), and Seongnam Bokjeong 1 and 2 (June)?are scheduled to complete district plan approval this year. Housing supply in these four districts is planned to begin from the fourth quarter of next year.
Accordingly, a total of 48,000 units will be supplied across the 10 districts, including 30,000 public housing units and 18,000 private housing units.
The 30,000 public housing units consist of 6,000 national and permanent rental housing units, 16,000 newlywed hope town units, and 7,000 happy housing units, providing customized residential spaces for various groups such as youth, newlyweds, and the elderly.
In particular, compensation and district development have begun for a total of 21 blocks in six districts, including Bucheon Goean, where approval for the construction of 14,000 public housing units has been completed, and the project is being promoted with the goal of recruiting the first residents next year.
In these districts, public housing supply will be expanded for homeless low-income and actual demanders in accordance with the Housing Welfare Roadmap announced in 2017. Additionally, the plan is to further enhance housing quality by incorporating diverse and creative specialized designs and designs, such as creating community spaces that harmonize with the local community.
In the case of Bucheon Goean, a newlywed hope town (193 units for sale and 96 happy housing units) will be developed. It is designed as a demand-tailored childcare center where children and parents can be together, including a toy library, indoor playground, and moms' cafe, with variable indoor spaces that can change according to the child's growth speed.
Namyangju Jinjeop 2 will be developed as a newlywed-specialized complex (252 happy housing units and 314 national housing units). It will create a community good for walking linked to a waterside park with shared bike rest areas, offering 15 types of customized floor plans such as child-centered, couple-centered, and close-care types.
Guri Galmae Station Area will introduce a zero-energy pilot complex (1,794 newlywed hope town units) located in the station area. It features shared and unit-specific solar panels, high-efficiency windows, and geothermal systems, with specialized childcare and education community facilities along a three-dimensional pedestrian street connecting the two complexes.
Gyeongsan Daeim plans cultural sharing community spaces such as healthcare, silver culture centers, and farm cafes for active seniors after retirement, as well as hope-sharing community spaces like youth cafes and workshops for university students preparing for society.
Kim Gyu-cheol, head of the Public Housing Promotion Team at the Ministry of Land, Infrastructure and Transport, said, “The public housing supply plan for 10 districts including Bucheon Goean, announced in the 2017 Housing Welfare Roadmap, is progressing normally,” adding, “We will accelerate land development and continuously pursue additional land acquisition to prepare for shortages of supply sites such as public rental housing in the future.”
