Noryangjin 1 District Reborn with Up to 33 Floors and 2,992 Households... "Including 1,827 Small Housing Units"
[Asia Economy Reporter Yuri Kim] Noryangjin 1 District in Dongjak-gu, Seoul, will be developed into 2,992 housing units, including 1,827 small-sized homes with exclusive areas of 60㎡ or less. Sangbong 7 Redevelopment Promotion District in Sangbong-dong, Jungnang-gu, will construct 931 apartment units following Seoul City's temporary relaxation of residential ratio requirements for urban maintenance-type redevelopment projects.
On the 17th, Seoul City held the 4th Seoul Urban Maintenance Committee meeting and announced on the 18th that it had "approved with modifications" the promotion plan change and landscape review for the Noryangjin 1 Redevelopment Promotion District located at 278-2 Noryangjin-dong, Dongjak-gu.
With this promotion plan change, Noryangjin 1 District will have a maximum of 33 floors and a total of 2,992 units, including 547 rental housing units. The main point of this promotion plan change is to build 1,827 small-sized homes of 60㎡ or less for vulnerable residential groups such as newlyweds and young people. The city stated, "This aims to contribute to the residential stability of the age group starting a new chapter in life."
The building layout secures an open space (view corridor) in the east-west direction by linking with Noryangjin 8 and 5 Districts and connects public pedestrian paths to allow nearby residents to walk comfortably. Rental housing units are mixed irregularly with sale housing units in areas convenient for public transportation use to prevent social discrimination caused by wealth disparity. Considering Noryangjin Elementary School and the surrounding area's skyline, the building heights are planned to be 12 to 29 floors except for four buildings with 33 floors. In particular, the height of apartment buildings along the road was lowered considering the low-rise residential area on the north side of the site.
Following the decision on this redevelopment promotion plan change, Noryangjin 1 District will proceed with the approval process for the project implementation plan through the Seoul City Architecture Committee review.
Meanwhile, Seoul City also "approved with modifications" the promotion plan change for Sangbong 7 Redevelopment Promotion District located at 88 Sangbong-dong, Jungnang-gu. Accordingly, 931 apartment units, including 172 public rental housing units, will be built in this area.
The site is an urban maintenance-type redevelopment district located within the Sangbong Redevelopment Promotion District, centered on the Mangwoo area. In March last year, Seoul City temporarily relaxed the residential ratio in urban maintenance-type redevelopment projects (formerly urban environment maintenance projects) from 50% to 90% for three years to expand housing supply in the city center and revitalize commercial areas. Accordingly, the residential and officetel ratio in the site was increased to 90%, allowing the construction of 931 apartment units. Among these, 172 units, accounting for 10% of the total floor area, will be secured as public rental housing and supplied entirely as Happy Housing.
