Sampyo Remicon Site in Seongsu Set to Transform into 79-Story Global Future Work District
Public Contribution of 600 Billion Won
Improving Transportation Systems and Establishing a Unicorn Startup Hub
The site of the former Sampyo Remicon factory has completed all administrative procedures and is now entering the full-scale implementation phase to establish the Seongsu Global Future Work District. Seoul City plans to utilize 600 billion won in public contributions secured through prior negotiations to resolve transportation issues in the Seongsu area and support startup scaling up.
According to Seoul City on February 3, the "District Unit Plan for the Seoul Forest Area and Detailed Development Plan for the Sampyo Remicon Special Planning Zone" in 683 Seongsu-dong 1-ga, Seongdong-gu, will be finalized and announced on February 5. This announcement means that the development plan, which has been prepared through prior negotiations between Seoul City and the project operator since the demolition of the Remicon factory in 2022, was finally approved by the Urban Architecture Joint Committee in November last year.
According to the district unit plan, the site will be developed into a mixed-use complex combining work, residential, commercial, and cultural functions, with buildings up to 79 stories high. To strengthen the work function of the Seongsu area, the proportion of work facilities is required to be at least 35%, while residential facilities are limited to no more than 40%. In addition, commercial and cultural facilities will also be established.
Approximately 605.4 billion won in public contributions secured through prior negotiations will be invested in expanding transportation and infrastructure and supporting startups. The plan is to create a "Unicorn Startup Hub" with a total floor area of 53,000 square meters (16,032 pyeong), fostering Seongsu as a growth base for startups. Of this amount, 230 billion won will be allocated to improving local transportation conditions, including the construction of a new ramp at Yongbi Bridge on the Dongbu Expressway, a new ramp at the north end of Seongsu Bridge, and a new pedestrian bridge at Eungbong Bridge.
Additionally, a multi-level pedestrian deck connecting Seoul Forest and the site will be installed to expand the green axis. On top of this, a large-scale green space and plaza, which will be open to the public at all times, are planned. The site, previously used as a Remicon factory, will first undergo land purification work within this year, followed by architectural reviews and permit procedures, with the goal of starting construction as early as the end of the year.
