A New Opportunity for Those Who Missed Out in the Pungmu Station Area... Attention Turns to "Sauwyeok GN Heim"
"Tens of Thousands of Subscription Accounts" Flood Pungmu Station Area
Over 16,000 Applicants Fail to Secure a Unit
After Disappointment in Pungmu Station Area,
"Sauwyeok GN Heim" Emerges as a New Opportunity
Recently, major complexes supplied through the Pungmu Station Area Urban Development Project have heated up the Gimpo subscription market one after another. However, due to the limited number of units, many applicants were left disappointed. For those who missed the opportunity to secure a home amid this intense competition, it is worth paying attention to "Sauwyeok GN Heim," which is set to inherit the popularity of the Pungmu Station Area.
The Pungmu Station Area in Gimpo has recently emerged as the center of the Gimpo subscription market, leading to record-breaking popularity. According to data from the Korea Real Estate Board’s Subscription Home, from October to this month, more than 18,000 subscription accounts flooded in for a total of 1,658 units offered for general sale across three complexes: "Gimpo Pungmu Station Area B5 Block Hoban Summit," "Pungmu Station Prugio The Mark," and "Pungmu Station Area Sujain Gracent Phase 1," demonstrating overwhelming demand.
The sheer number of subscription accounts alone suggests that many applicants inevitably missed out on the opportunity. This indicates that, despite loan regulations and economic uncertainty, buyers who expect residential stability and asset value appreciation are showing strong intent to subscribe to complexes with proven locations and product value.
Furthermore, "Pungmu Station Prugio The Mark," which recorded a high competition rate in the first-priority subscription, sold out in a short period. In the case of "Gimpo Pungmu Station Area B5 Block Hoban Summit," contracts for the remaining units are expected to be finalized in the unscheduled subscription round following a successful initial sale and continued high interest.
For those who missed out on winning a unit in the Pungmu Station Area, attention is now shifting to "Sauwyeok GN Heim," which is scheduled to be offered within this year in Sau-dong, another central area of Gimpo. "Sauwyeok GN Heim" is located in Joint Block 1 of Sau 4 District in Sau-dong, a key location in Gimpo, offering abundant lifestyle infrastructure and an excellent transportation environment near Sau Station on the Gimpo Gold Line.
"Sauwyeok GN Heim," presented by Moonjang Construction, is expected to become a new alternative and a golden opportunity for buyers dreaming of home ownership in Gimpo, riding the wave of popularity generated by the Pungmu Station Area. In particular, its status as a non-regulated area adds to its appeal, and it is expected to once again attract the attention of approximately 16,000 subscription waitlist members who previously missed their chance.
A real estate industry official stated, "Gimpo is an area where accessibility to Seoul, transportation infrastructure, and non-regulation benefits combine, ensuring a steady stream of demand," adding, "More than 16,000 waitlist buyers who missed out in the Pungmu Station Area are expected to target the subscription opportunity for Sauwyeok GN Heim, which is located in a key area of Gimpo."
"Sauwyeok GN Heim" will consist of 9 buildings with 385 units in total, ranging from three basement levels to 20 floors above ground. The number of units by type includes standard and penthouse (P) types: 134 units of 84㎡A, 82 units of 84㎡B, 31 units of 84㎡C, 92 units of 101㎡A, 38 units of 101㎡B, 2 units of 124㎡P, 3 units of 133㎡P, 1 unit of 141㎡P, and 2 units of 151㎡P.
"Sauwyeok GN Heim" boasts excellent transportation, being adjacent to Sau Station on the Gimpo Gold Line. This enables convenient commuting to major business districts in Seoul, such as Gimpo Airport, Magok, Yeouido, and Gwanghwamun. Additionally, it is close to major arterial roads like Gimpo Hangang-ro, Gimpo-daero, Olympic-daero, and the Seoul Metropolitan Area First Ring Expressway, making travel by car equally convenient.
The complex is also located within walking distance of core administrative, business, and medical facilities, including Gimpo City Hall, the courthouse, and large hospitals, providing a convenient one-stop living infrastructure. In particular, the area around the complex, centered on Gimpo City Hall, is a hub for administration and commerce, offering easy access to large commercial facilities such as Homeplus and Emart Traders, as well as medical facilities like Gimpo Woori Hospital. Moreover, the Gimpo Sports Complex, a large-scale cultural and sports facility, is located right in front of the complex.
Notably, this location is recognized as a prime educational district, with prestigious schools such as Gimpo High School and Sau High School nearby. It is also close to the Sau-dong academy district, where Gimpo’s leading academies are clustered, providing an excellent educational environment for children. Furthermore, there are planned sites for elementary and middle schools next to the complex, which is expected to increase its appeal among parents with young children.
In addition, the complex will feature specialized community and educational support facilities that go beyond residential convenience. A kids’ book cafe will be introduced, offering new releases and e-books from Kyobo Bookstore along with personalized curation services, and an elementary school shuttle bus will be provided to ensure the safe commute of residents’ children.
