The area of Hangangro 1-ga, home to the 55-year-old, aging Samgak Mansion apartment complex, will be reborn as a mixed-use space equipped with both residential and commercial functions.
The Seoul Metropolitan Government announced on the 20th that it had convened the Urban Planning Committee and approved, with amendments, the "Decision on the Urban Renewal Redevelopment Project Plan and Designation of the Redevelopment Zone for Hangangro 1-ga in Yongsan-gu."
The target site is where Samgak Mansion, an aging multi-family housing complex completed 55 years ago, is located, adjacent to Samgakji Station on subway lines 4 and 6. In February, a ceiling concrete collapse occurred at Samgak Mansion, raising concerns about resident safety. In response to the risk of additional accidents, the city and Yongsan-gu moved quickly to establish a redevelopment plan.
Through this redevelopment plan, the area is expected to be transformed into a mixed-use hub that integrates residential complexes, commercial districts, and office facilities, facilitating a live-work connection. The city will divide the site into two zones: Zone 1 will feature residential buildings and neighborhood living facilities, while Zone 2, taking advantage of its proximity to the subway station, will be designated for office facilities. In addition, to enhance the sense of openness at the entrance intersection of Samgakji Station, an open green space will be created on the northern side of the site, and an open area connected to a public pedestrian passage will provide a relaxing space within the city center.
To encourage a density plan that harmonizes with the surrounding area, the city will grant floor area ratio incentives for the creation of public pedestrian passages. By securing public housing, public facilities, and infrastructure, the allowable floor area ratio for the site has been relaxed to a maximum of 500%.
