City OCL Complex 8 Attracts Buyer Interest
In the real estate market, the educational environment continues to be considered a key factor in determining a property's location. As people in their 30s and 40s with school-aged children have become major players in the market, the quality of local school districts and the proximity of nearby schools have emerged as increasingly important criteria when choosing a home. As a result, residential complexes with elementary, middle, and high schools all nearby are seeing their values rise based on their superior educational conditions, with transaction prices in the sales market also showing an upward trend.
According to data from the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, an 84-square-meter unit in 'Incheon SK Sky VIEW' in Michuhol-gu, Incheon, was sold for 610 million won in August this year. This was the highest price for that unit size in the complex over the past year (as of October 20), representing a premium of 60 million won compared to the price in February (550 million won). The complex is noted for its proximity to a range of schools, including Incheon Yonghak Elementary School, Yonghyeon Middle School, and Inhang High School, making its location within a school district one of its key advantages.
Similarly, an 84-square-meter unit in 'Umi Lin The Signature' in Seo-gu, Incheon, was sold for 800 million won in May this year. This is 50 million won higher than the price at the beginning of the year (750 million won), and represents the highest transaction price for that unit size in the complex over the past year. The complex is located within a 500-meter radius of Incheon Ieum Elementary, Middle, and High Schools, allowing children to walk to school.
Industry experts point to strong demand from people in their 30s and 40s with children as the primary reason for the rising values of these school district complexes. As this demographic, which dominates the real estate market, considers the commuting environment for their children when purchasing a home, there is a marked preference for so-called "one-stop school district" complexes where children can safely walk to school from elementary through high school.
In fact, according to the jointly published "2025 Real Estate Trends" report by Heerim Architects & Planners, R2 Korea Real Estate Investment Advisory, and Gallup Korea, the importance of "excellent educational conditions for children" as a factor in future home selection rose by 9.3 percentage points year-on-year to 30%, surpassing investment value (29%) in significance. This result underscores the high level of interest among parents in their children's educational environment.
An industry insider commented, "Another major advantage of school district complexes is that harmful facilities such as entertainment establishments cannot be located near schools, ensuring a more pleasant and safe residential environment. Supported by strong demand, these complexes demonstrate robust price appreciation and liquidity, making them highly popular among both investors and end users."
Against this backdrop, a newly launched residential complex with excellent educational conditions and proximity to elementary, middle, and high schools is drawing attention.
HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO E&C plan to launch sales of 'City OCL Complex 8' in November in Block 2BL of the Yonghyeon·Hakik 1 Block Urban Development Zone in Incheon. The complex will consist of seven buildings ranging from three basement levels to 46 above-ground floors, with a total of 1,349 units sized between 59 and 136 square meters.
The complex stands out for its one-stop school district location. Within walking distance are planned elementary, middle, and high schools, ensuring children can commute safely. Additionally, the planned elementary and middle schools will be adjacent to both residential complexes and the large-scale Grand Park within City OCL, promising an even safer and more pleasant educational environment.
In fact, 'City OCL Complex 7', located right next to Complex 8 and sharing the school district premium, completed contracts for all units in a short period during its subscription offering in the first half of the year. The safe commuting environment, with all school levels nearby, was highly praised by buyers and contributed to the strong sales performance.
The complex also boasts excellent living infrastructure. The 'Star OCL' area, developed as a large-scale commercial, cultural, and business district within City OCL, is nearby and easily accessible. Star OCL will feature a variety of amenities, including the Incheon Museum Park (currently in development) with a municipal museum covering about 42,000 square meters (approximately 12,000 pyeong), a cinema, shopping facilities, and other lifestyle, shopping, and cultural venues.
The abundant green spaces are also noteworthy. In front of the complex, the Grand Park, which will cover approximately 370,000 square meters-similar in size to Songdo Central Park-is planned for development. Nearby, residents will also have access to Namhang Neighborhood Park, Munhak Mountain, and Gaetgol Reservoir, ensuring a pleasant living environment.
