Yeongdeungpo District in Seoul (Mayor Choi Hogwon) announced on August 18 that it is moving forward in earnest with the "Dorim 1 District Residential Public Redevelopment Project," which will transform the area around Gochumal Children's Park in Dorim-dong (26-21 Dorim-dong) into a residential complex with up to 45 floors and 2,500 units.

The goal is to promote balanced urban development and enhance the quality of life for residents.
Dorim 1 District, located on a slope with narrow alleys and clusters of old low-rise houses built 30 to 50 years ago, has long been recognized as needing redevelopment. The district office recommended the area as a candidate for public redevelopment to the Seoul Metropolitan Government in 2021, and it was finally selected in 2022. Since last year, the city, district, and LH Corporation have jointly conducted preliminary planning consultations and prepared a redevelopment plan.
According to the redevelopment plan, a high-rise residential complex with a floor area ratio of 299.9% and up to 45 floors (2,500 units) will be built on a site covering 106,985 square meters (equivalent to 15 soccer fields). The zoning will also be upgraded from Type 2 to Type 3, allowing for large-scale high-rise designs.
On July 23, the district held a resident briefing session to share the project’s progress and future plans, and the public review process is now in its final stages. The district plans to complete all administrative procedures, including review by the Urban Planning Committee, within this year to ensure the designation of the redevelopment zone proceeds swiftly.
Dorim 1 District is located in a prime area near Yeongdeungpo Station, and with the future opening of the Shinansan Line, Dorimsageori Station will also be established, significantly expanding transportation infrastructure. With amenities such as Yeongdeungpo Park, a large department store, and elementary schools nearby, the area is expected to become a "premium residential complex" upon completion of the project.
