'Changwon Megacity Xi&Weave' Draws Attention with Financial Incentives
- Complexes Offering Financial Benefits Attract Homebuyers' Attention
- Various Incentives Provided, Including First Down Payment of 10 Million Won and Interest-Free Interim Payments
As soaring pre-sale prices and persistently high loan interest rates make it increasingly difficult for people to purchase homes, construction companies are targeting genuine homebuyers by offering a variety of financial incentives. Products designed to reduce the initial financial burden, such as fixed-sum down payments, interest-free interim payments, and deferred interest payment plans, are being introduced one after another.
The most prominent financial benefit is the interest-free interim payment. In this arrangement, the project developer covers the entire interest on the interim payment, which typically accounts for about 60% of the total pre-sale price. As a result, buyers only need to pay the initial down payment, and can proceed with the purchase without any additional financial burden until moving in. This is an especially attractive condition for genuine buyers amid the prolonged period of high interest rates.
The adoption of fixed-sum down payment plans is also expanding. Some developments have lowered the initial entry barrier by setting the first down payment at 10 million won, and are also reducing the monthly interest repayment burden through deferred interest payment plans and similar options.
Against this backdrop, the Doosan Construction consortium is offering a range of financial incentives for the 'Changwon Megacity Xi&Weave' development currently being sold in Jinhae-gu, Changwon Special City, Gyeongsangnam-do. The first down payment is fixed at 10 million won, and buyers benefit from a 100% interest-free interim payment covering 60% of the total price.
The company also claims that the pre-sale price is competitive. While the pre-sale price based on the management disposition plan for the nearby Gyeonghwa Housing Redevelopment Maintenance Project is around 13.8 million won per 3.3 square meters, and the actual pre-sale price may exceed this, Changwon Megacity Xi&Weave is expected to be offered at a relatively reasonable price of around 13.6 million won per 3.3 square meters.
The development is located near the Jinhae Advanced Industrial Research Complex, allowing for easy commuting between work and home, and the transportation network is rapidly expanding. The opening of the Guigok~Haengam National Road Bypass has reduced the time required to pass through downtown Jinhae from 16 minutes to 6 minutes, and the opening of the Seokdong Tunnel has shortened commuting times by about 20 minutes. Once the Yanggok Interchange Improvement Project, scheduled for completion in 2026, is finished, it will be possible to reach downtown Changwon and the national industrial complex in about 10 minutes.
In addition, a small park is planned near the secondary entrance of the development, and a public office is also in the works. A partnership has been established with Jongno M School to provide premium educational services for residents' children, including a 50% discount on tuition for two years after moving in. Community facilities will feature Kyobo Bookstore's book curation service, and for the first time in Jinhae-gu, a breakfast service will be offered to enhance residential satisfaction.
