'Daun 2 District,' expected to become the axis of residential development in the western area of Ulsan Metropolitan City, is gaining daily attention as its future value is anticipated to rise due to surrounding development benefits. In particular, with the future industry-centered development being actively promoted around Daun 2 District, the area is attracting attention as a residential hinterland whose value is being upgraded accordingly.
Daun 2 District is a project to develop a 1,861,246㎡ site in Seosari and Cheokgwari of Beomseo-eup, Ulju-gun, Ulsan Metropolitan City, and Daun-dong, Jung-gu, as public housing land. It will be developed as the largest residential complex in a single area in Ulsan, with plans for approximately 12,400 households (about 28,000 residents) including apartments and detached houses.
One of the major development benefits around Daun 2 District is the Daun Innovation Convergence District (planned), designated last year as one of the downtown convergence special zones by the government. This project is one of the four major local special zones promoted as a national agenda by the government, aiming to create innovative growth hubs that combine advanced jobs preferred by young talents with high-quality residential and leisure spaces in five metropolitan cities: Ulsan, Busan, Daegu, Gwangju, and Daejeon.
The Daun Innovation Convergence District, designated as a downtown convergence special zone along with the KTX Station Area Convergence District, plans to establish an innovation industry cluster in the old downtown area by linking with Ujeong Innovation City and Ulsan Technopark. Additionally, it will be developed as an innovation and demonstration research center and R&D complex, attracting two national research institutes as leading institutions and encouraging related companies to move in.
Furthermore, in March, the government designated the 'Seongan-Yaksa General Industrial Complex (680,000㎡, project cost 326.8 billion KRW)' as a greenbelt release and national/regional strategic project to revitalize the local economy, which is expected to bring additional benefits.
The Seongan-Yaksa General Industrial Complex is a project to create a green smart industrial complex fostering low-carbon and eco-friendly energy industries in Jung-gu, where there are no existing industrial complexes. It is expected to strengthen the economic base of Jung-gu and contribute to the influx of young population.
An industry insider said, "Daun 2 District is expected to emerge as a residential hinterland capable of accommodating the significant benefits such as future industry-centered development and job creation effects continuing around it," adding, "As demanders seek to secure future value, interest is growing, and visits to the local real estate are continuing daily."
Representatively, 'Daun 2 District Woori Urban Park (Phase 2),' which is conducting first-come, first-served contracts in Daun 2 District, is reported to have rapidly increasing contract rates as interest from this demand group continues.
A sales official of Daun 2 District Woori Urban Park said, "Along with the rising value expectations of Daun 2 District, there is strong response to the fact that the complex is being developed in a central location within the district," adding, "Also, satisfaction with Woori's differentiated design is high, and actual contracts are proceeding smoothly."
In fact, Daun 2 District Woori Urban Park is located at the very center of Daun 2 District, offering excellent residential conditions. In front of the complex, a historical park and neighborhood living facilities (land) are planned, and the kindergarten and elementary (planned to open in 2028 after passing middle investment review), middle, and high school sites to be newly established within Daun 2 District are nearby.
Additionally, the complex's differentiated design under the Woori brand is a strength, notably featuring a variety of high-quality community facilities.
Rare in Ulsan, a sky lounge and guest house will be introduced, along with various sports facilities such as a multipurpose indoor gymnasium, indoor table tennis room, fitness club, GX room, screen golf practice range, and indoor golf practice range. Furthermore, an indoor playground, gender-separated study rooms, and a book caf? will also be arranged within the complex.
Meanwhile, Daun 2 District Woori Urban Park will be developed on B-4 block of Daun 2 District, consisting of 11 buildings from 2 basement floors to 25 floors above ground, totaling 731 households. All units will be composed of a single exclusive area of 84㎡, which is highly preferred by demanders. As an apartment subject to the price ceiling system, it has excellent price competitiveness, and additionally, the sales conditions such as a fixed first deposit of 10 million KRW minimize the price burden.
