Gwangjin-gu (District Mayor Kim Kyung-ho) is promoting an urban public housing complex project in the area around 29 Junggok-dong.
The Junggok area was the first in the country to establish a comprehensive medical complex, but development has been slow and the area is underdeveloped, leading to strong desires for progress among residents.
According to a participation intention survey conducted by the district targeting landowners within the project site, the approval rate exceeded 50%, meeting the requirements for designation as a planned district. Accordingly, the project implementation is expected to accelerate starting with the procedures for district designation.
The urban public housing complex project is a public-led initiative aimed at improving the aging urban residential environment and expanding housing supply within the city. It supports benefits such as changes in land use zones and increased floor area ratios, as well as expedited development.
The area around 29 Junggok-dong, which was selected as a candidate site for the Ministry of Land, Infrastructure and Transport’s 8th pilot project in January 2022, is expected to be upgraded from a “Category 2 General Residential Area” to a “Quasi-Residential Area” through this urban public housing project.
In particular, despite being a quasi-residential area, the project plans to construct apartment buildings up to approximately 35 floors with a floor area ratio of up to 500%, according to the project characteristics. The supply of high-quality residential facilities and the improvement of infrastructure are expected to greatly enhance housing supply efficiency and improve the residential environment within the city.
For future designation of the complex project district, procedures such as LH (Korea Land and Housing Corporation) proposing the district designation, consultations with related agencies, and public inspection by residents must be followed. Final confirmation will be made if the legally required consent rate is met.

Kim Kyung-ho, Mayor of Gwangjin-gu, said, “The urban public housing complex project near Junggok Station is the first high-density complex development project to be launched in the Junggok area since the proclamation of the ‘2040 Gwangjin Re-Creation Plan.’ Since it is being promoted based on the consent of residents, we will support providing sufficient information.” He added, “Through smooth project progress, we will improve the residential environment around Junggok Station and achieve visible regional development.”
