As Seoul apartment prices continue to rise for the fifth consecutive week, the upward trend is expected to accelerate further due to forecasts that next year's supply volume will sharply decrease compared to this year.
According to the 'Weekly Apartment Price Trends for the First Week of March' released by the Korea Real Estate Board on the 6th, Seoul apartment prices rose by 0.14%, expanding the increase from the previous week (0.11%). Since turning to an upward trend in the first week of February, Seoul apartment prices have shown a continuous rise for five weeks.
In particular, the supply volume for Seoul next year announced by Real Estate 114 is only 7,768 units, a dramatic 75% drop compared to this year's 31,300 units. This sharp decline means that the already scarce new apartments in Seoul will become even more valuable, acting as a catalyst for price increases.
Accordingly, experts suggest that buyers planning to purchase a home within the next 2 to 3 years might be better off advancing their plans to the first half of this year. If interest rate cuts, supply reductions, and economic recovery coincide, housing prices could rise significantly after 2 to 3 years, resulting in a heavier financial burden.
In this case, securing a prime complex supplied this year would mean less financial strain and the potential for higher value appreciation upon moving in.
Among these, a complex offering reasonable prices compared to nearby areas while enjoying the Gangnam living zone is attracting attention.
