Approval for Establishment of Association for Majang 2nd District (Tentative Name) within Majang-dong Moa Town near 457 Majang-dong Completed on February 17
On an 8,850.89㎡ Site, Three Apartment Buildings with Two Underground and Fifteen Above-Ground Floors to Be Built, Accommodating a Total of 225 Households (Including 45 Rental Units)
Seongdong-gu (Mayor Jeong Wono) announced that on the 17th of last month, the establishment approval of the association for the street housing maintenance project (tentatively named Majang 2nd District) in the area of Majang-dong 460, part of the Moa Town target site at Majang-dong 457, was completed.
The area around Majang-dong 457 had tens of parcels registered with shared ownership, which restricted the exercise of ownership rights. Additionally, with over 80% of the buildings being old and no secured parking lots, it was considered a region with poor residential conditions. However, after being selected as a Moa Town target site in June 2022, residential environment improvements began in earnest.
Moa Town is a small-scale maintenance model by Seoul City that promotes redevelopment projects by combining old low-rise residential areas where large-scale redevelopment is difficult. Its procedures are relatively simplified, allowing for faster project progress compared to general redevelopment projects, and the application of relaxed floor area ratios improves project feasibility.
After the selection of Moa Town, the area around Majang-dong 457 was planned to be integrated and implemented in five districts, and on December 26, it was designated as a "Small-scale Housing Maintenance Management Area" through the announcement of the management plan approval.
Among them, the street housing maintenance project district in Majang-dong 460 (tentatively named Majang 2nd District) held its inaugural general meeting for association establishment on October 5, 2023, where the association bylaws were established and association executives such as the chairman and directors were elected. On December 27 of last year, with an 80% consent rate, the application for association establishment approval was submitted to Seongdong-gu Office, and the approval was processed on February 17 of this year.
The street housing maintenance project district in Majang-dong 460 initially did not meet the requirements for a small-scale housing maintenance project due to a road passing through the site. However, with its designation as a "Small-scale Housing Maintenance Management Area," the regulations regarding passing roads were relaxed, making association establishment approval possible.
This is the second street housing maintenance project district within Majang-dong Moa Town to receive association establishment approval. The first was the street housing maintenance project in Majang-dong 466 (tentatively named Majang 1st District), which received approval on June 14 last year.
The street housing maintenance project district in Majang-dong 460 covers a site of 8,850.89㎡, and in the future, a complex of three buildings with two underground floors and 15 above-ground floors will be constructed, accommodating a total of 225 households (including 45 rental units).

Jeong Wono, Mayor of Seongdong-gu, stated, "Once the association establishment approvals for the street housing maintenance projects within Majang-dong Moa Town are sequentially completed, the residential environment improvement projects in the Majang-dong area will become more active." He added, "We will continue to provide administrative support to ensure the smooth progress of street housing maintenance projects in the district."
