‘Suncheon Grand Park Xi’ 50-Pyeong Units Increasingly Rare

As the strong price trend of medium-to-large apartments that began in the Seoul metropolitan area spreads to other regions, inquiries about the 50-pyeong units of 'Suncheon Grand Park Xi,' a landmark apartment in Suncheon, are flooding in, drawing significant attention.
Recently, as the aging of medium-to-large apartments has intensified, price increases have been clearly centered on new constructions, and there is an analysis that the number of middle-aged buyers with young children looking to upgrade to medium-to-large apartments is also increasing.
According to Real Estate R114, among the total 509,318 apartment units supplied in provincial areas over the past three years until last year, only 36,396 units exceeded 84㎡ in exclusive area, accounting for just 7.2% of the total, indicating a shortage in supply.
Due to this intensifying aging, the price increase trend of newly built medium-to-large apartments is becoming more pronounced. Over the past year, the nationwide apartment price increase rate was highest for units exceeding 85㎡ at 2.69%, followed by units between 60㎡ and 85㎡ at 0.72%. Units under 60㎡ actually decreased by 0.26%.
A real estate expert stated, “In provincial areas, apartment prices tend to be relatively lower than in the metropolitan area, leading to a preference for larger units. Within regions, apartments that include medium-to-large units often dominate as flagship apartments. Especially, complexes with preferred top 10 construction company brands and excellent locations show preference gaps so large that apartment prices can differ by hundreds of millions of won compared to adjacent brand complexes,” adding, “This preference gap is significant.”
In this situation, inquiries from buyers are pouring in mainly for landmark local pre-sale complexes. The most notable is ‘Suncheon Grand Park Xi,’ supplied near Suncheon Bay National Garden in Suncheon-si, Jeollanam-do. It consists of units ranging from 84㎡ to 206㎡ in exclusive area, and most unit sizes have been sold out, with inquiries focusing on some remaining 130㎡ units, which are about 50 pyeong. The complex will be built with a total of 997 households.
The location is also excellent. It is situated in the flat Suncheon Pungdeok district, with Suncheon Bay National Garden, the first national garden, located to the south, Palma Sports Park to the east, Ocheon Green Market to the west, and cultural facilities to the north, boasting a superior residential environment comparable to any metropolitan housing district.
Especially, being near Suncheon Bay National Garden and benefiting from the national garden is a strong advantage. Suncheon Bay National Garden is the first large-scale garden designated by the government, covering approximately 926,992㎡ (about 280,000 pyeong), roughly twice the size of Seoul Forest. It is recognized as a tourist attraction both domestically and internationally, with over 13,000 visitors on New Year's Day alone this year, and visitor numbers continue unabated.
The future value of Suncheon Pungdeok district, equipped with infrastructure resembling a scaled-down new town, is also highly anticipated. The district where the complex is located is planned to include detached house lots and commercial facilities, and development is expected to accelerate starting with Suncheon Grand Park Xi.
The product competitiveness also surpasses other regions. All units are mainly south-facing and designed with 4-bay and 5-bay layouts to maximize natural light, and wide distances between buildings ensure residents’ privacy and unobstructed views. Additionally, various storage spaces such as pantries and dressing rooms are designed by unit type to enhance indoor space utilization.
