Yangpyeong-gun, Green Light for Full-Scale Promotion of Guksu Station Area Urban Development Project
Creation of an Eco-Friendly Residential Space Accommodating Approximately 2,463 Households on About 310,000㎡ Site in Guksuri and Bokpoli Areas
Yangpyeong-gun, Gyeonggi Province (Governor Jeon Jin-seon) announced on the 7th that with the conditional approval of the "Yangpyeong Guksu Station Area Urban Development Project Zone Designation and Development Plan (Draft)" at the Gyeonggi-do Urban Planning Committee held on December 20, the areas of Guksu-ri and Bokpo-ri in Yangseo-myeon can be transformed into a groundbreaking eco-friendly premium city.

View original imageThe approved plan targets approximately 310,000㎡ of land around Guksu Station in the station area, including Guksu-ri and Bokpo-ri, accommodating about 2,463 households and creating an eco-friendly residential space. This project aims to establish a new urban center in the western part of the county and the eastern part of Yangseo-myeon around Guksu Station.
The project includes residential land with 105,024㎡ for apartment complexes, 26,265㎡ for detached houses, and 14,122㎡ for semi-residential areas. Within the urban infrastructure land, parks covering 39,295㎡, cultural facilities of 3,693㎡, and public offices of 4,148㎡ are also planned. Infrastructure accounts for about 53% of the total area, and facilities such as four-lane roads, PM (bicycle) roads, and transfer parking lots are secured, providing all the foundational conditions for a new town.
In particular, Yangpyeong-gun has strategically promoted the station area urban development project since 2021, judging that among the nine subway stations in the region, the Guksu Station area is the only one close to Seoul with potential for large-scale development. With the development plan being concretized through the Gyeonggi-do Urban Planning Committee review, the project has now entered the main track.
The conditions imposed during the Gyeonggi-do review include improvements to the traffic system and pedestrian conditions in front of Guksu Station, securing parking spaces, and other necessary supplements to establish a practical and efficient new town. Yangpyeong-gun plans to faithfully address these conditions, hold a residents' briefing session in the first half of 2025, announce the "Zone Designation and Development Plan," and then proceed with detailed design and land readjustment plans. Through about two years of administrative procedures, full-scale complex construction will commence.
