Recently, brand towns have been rapidly rising in the real estate market. As brand apartment complexes consisting of thousands of households gather to form brand towns, their popularity and prices have surged, concentrating demand.
A brand town refers to a large-scale residential complex developed by a major construction company's brand apartments within a specific area. Typically, single-brand apartments of several thousand households are supplied sequentially, resulting in well-established living infrastructure such as transportation, school districts, and convenience facilities in the surrounding area. This attracts steady waiting demand and leads to a stable upward trend in housing prices.
A representative example of rising housing prices within a brand town is the Sadong area in Ansan-si, Gyeonggi-do. Here, the Gojan Prugio 6th, 7th, and 9th complexes form a Prugio town with about 3,800 households. According to KB Real Estate prices, the price of an 88㎡ apartment in ‘Gojan Prugio 7th’ rose by 20 million KRW (from 440 million KRW to 622.5 million KRW) in just one month (June to July). In contrast, the average sale price of the nearby ‘H’ apartment remained unchanged at 470 million KRW during the same period, showing a significant difference.
Due to the nature of brand towns where the same brand is supplied sequentially, the locational value is verified by the successful pre-sale of earlier complexes, which leads to excellent sales results for subsequent complexes.
For example, Hyundai Construction is developing the Hillstate brand town with about 5,000 households in Landmark City (Districts 6 and 8) in Songdo-dong, Yeonsu-gu, Incheon. The sales competition ratios recorded here were ▲Hillstate Lake Songdo (October 2015 sale) 2.61:1, ▲Hillstate Lake Songdo 2nd (October 2016 sale) 12.46:1, ▲Hillstate Lake Songdo 3rd (June 2020 sale) 44.75:1, and the Hillstate Lake Songdo 4th, sold in February 2022, recorded a highest competition ratio of 34.18:1.
Meanwhile, a brand town complex is scheduled for sale in August this year, attracting the attention of buyers.
Hyundai Construction plans to sell ‘Hillstate Lake Songdo 5th’ in Songdo-dong, Yeonsu-gu, Incheon in August. It is the fifth complex of the Hillstate brand town, the largest in Songdo Landmark City with about 5,000 households. Some units offer permanent views of the waterfront, the West Sea, and city views. It is expected to attract strong interest as an innovative design complex with the most terrace units among waterfront-adjacent complexes.
It is directly adjacent to the waterfront lake, a core facility of Landmark City, and provides convenient access to Landmark City’s 3rd waterfront park. Nearby, the West Sea coastline features Landmark City’s 1st waterfront park with a total area of 263,000㎡ and a total length of 4.2 km, Songdo Dalbit Festival Park, Songdo Central Park, and the Jack Nicklaus Golf Club, enabling a pleasant residential environment.
The transportation environment is also excellent. Within a 10-minute drive from the complex are Incheon Subway Line 1 stations such as ‘Songdo Dalbit Festival Park Station’, ‘Incheon National University Station’ (planned GTX-B), and ‘Central Park Station’. The Gyeongin Expressway via Aam-daero and Incheon-daero, as well as the 2nd and 3rd Gyeongin Expressways and Yeongdong Expressway, provide convenient access to Seoul and the metropolitan area.
The educational environment is well established. Within walking distance of Hillstate Lake Songdo 5th are Hyunsong Elementary and Middle Schools, and a future complex cultural library is planned, offering excellent educational prospects. Additionally, prestigious global schools such as Chadwick International School, the Science and Arts Gifted School, Incheon National University Songdo Campus, Yonsei University International Campus, and Incheon Catholic University are nearby.
Living infrastructure is outstanding. Large shopping centers such as Hyundai Premium Outlet, Costco, NC Cube Canal Walk, Lotte Mart (Songdo branch), and Homeplus (Songdo branch) are located nearby. Furthermore, E-Land Mall (planned), Lotte Mall Songdo (planned), and Songdo Severance Hospital (scheduled for 2026) will be established, enabling convenient living.
