Major Development Boosts Continue at Cheonan Station Area 'Hillstate Cheonan Station Skyum'
The area around Cheonan Station is expected to emerge as the new center of Cheonan. With a series of large-scale development projects underway, including its designation as an investment leading district, there is growing anticipation that it will overcome a long period of stagnation and establish itself as a hub for residential, transportation, and commercial activities.
The Ministry of Land, Infrastructure and Transport has selected the 'Cheonan Station area' as an investment leading district for regional development. Investment leading districts are granted various regulatory exemptions such as relaxed building coverage and floor area ratios, as well as support for permits and approvals. Additionally, up to 10 billion KRW is provided for infrastructure development costs, which is expected to act as a catalyst for urban development by revitalizing the local economy, creating jobs, and improving living conditions.
In fact, Cheonan City anticipates that the economic ripple effect from the creation of the Cheonan Station investment leading district will reach 470 billion KRW, with employment creation estimated at around 20,000 jobs. It is also expected to play a role in dispersing the population, economy, and industry concentrated in the metropolitan area, as well as serving as an economic bridge between the metropolitan area and local regions.
Moreover, the Cheonan Station area is a region with great potential, as major development projects are underway in addition to its designation as an investment leading district, including △ expansion and reconstruction of Cheonan Station △ innovation district regeneration project △ hub-type smart city △ startup park development.
The 'expansion and reconstruction project' involves constructing an integrated station building on a 15,000㎡ site along Daeheung-ro, aiming for completion in 2027. The 'innovation district regeneration project' is a large-scale initiative to develop a knowledge industry center, multi-family housing, and a complex transfer center on a 15,132㎡ site in Wachon-dong by 2026.
In addition, the area was selected for the 'hub-type smart city development project' competition, securing 16 billion KRW in national funding. The 'startup park' development project will invest 83.3 billion KRW to create a 'Green Startup Town' centered around Cheonan Station, operated with renewable energy.
An industry expert commented, "The selection of Cheonan Station as an investment leading district will provide strong momentum for the advancement of various projects. Once development is completed, it is expected to serve as Cheonan's new center and a core driver of regional growth."
Meanwhile, 'Hillstate Cheonan Station Skyum,' currently being sold by Hyundai Engineering & Construction in the Cheonan Station area, is attracting attention from buyers. The complex consists of six buildings ranging from five basement floors to 49 above-ground floors, with a total of 999 apartment units ranging from 59 to 114㎡ in exclusive area, and 80 officetel units each with an exclusive area of 84㎡.
'Hillstate Cheonan Station Skyum' is located within a 400m radius of Cheonan Station (planned GTX-C line station, Seoul Metropolitan Subway Line 1, and Gyeongbu Line), making commuting to Seoul and the metropolitan area convenient and facilitating easy travel to other regions. Roads such as Bongpyeong-ro and Bongjeong-ro are nearby, allowing easy access throughout Cheonan. The nearby Cheonan IC and Cheonan JC provide smooth entry to the Gyeongbu Expressway and Cheonan-Nonsan Expressway. Within a 2km radius of the complex are Cheonan Express Bus Terminal and Cheonan General Bus Terminal.

The complex is near shopping facilities such as E-Mart, Shinsegae Department Store, and Homeplus, and is close to the Cheonan Station commercial area.

Transaction volumes are also increasing. According to Real Estate R114 data, nationwide officetel sales transactions in May this year were 2,065, marking three consecutive months of increase since February (1,514 transactions).
In particular, the 'Hillstate Cheonan Station Skyum' officetel is designed as the region's first terrace duplex residential officetel, attracting high interest. It boasts a high ceiling height (2.5m) and includes a terrace, making it highly rare and competitively attractive.
Various community facilities have been established to support diverse lifestyles and high quality of life for residents. Apartment community facilities will include sports amenities such as fitness centers, golf practice ranges, and GX rooms, as well as community facilities like libraries and care centers for residents' children. Notably, exclusive community facilities such as a sky lounge, guest rooms, and party rooms for residents only are planned to enhance residential satisfaction.
Additionally, the complex has reduced the initial payment burden on buyers by lowering the contract deposit from the original 10% to 5% of the sale price.
