Despite the peak vacation season and the sweltering heat accompanied by bad weather, the model house of the newly launched complex 'Geomdan Aterazai' in Geomdan New Town, Incheon, continued to attract visitors, demonstrating its popularity.
The Geomdan Aterazai model house, which opened on the 26th (Friday) of this month, was crowded with visitors throughout the weekend. The model inside the showroom was packed with people, and a long queue formed at the unit entrance, showing how bustling it was. The sales consultation desks were also crowded with prospective buyers checking prices and subscription schedules, confirming its popularity.
Geomdan Aterazai boasts excellent location conditions. Opposite the complex are planned sites for an elementary school and a kindergarten, providing not only a superior educational environment but also safe commuting for children. Additionally, there is a neighborhood park (planned) near the complex, marking the starting point of the U-shaped green belt encompassing Geomdan New Town, as well as a cultural park (planned) of approximately 93,000㎡ with a lake park, all within walking distance, allowing residents to enjoy a pleasant healing lifestyle.
Moreover, the waterfront commercial specialized street, Canal Complex (planned), and the central commercial district (planned) are nearby, enabling easy access not only to the infrastructure within Geomdan New Town but also to various living amenities in the nearby Bullo District, Pungmu District, and Majon District, which are already developed residential areas.
In addition, the Geomdan Hosu Park Station (planned), an extension of Incheon Subway Line 1, is located near the complex. Construction is underway for the Incheon Daegok-dong to Bullo District connecting road (planned) and the Dogye to Majon road (planned) near the complex, which upon completion will significantly improve accessibility to major urban centers in Seoul.
The sale price of Geomdan Aterazai is set from 521 million KRW for the 84㎡ exclusive area units and from 384 million KRW for the 59㎡ exclusive area units. Considering that recently, 84㎡ units in Geomdan New Town have been traded at up to 770 million KRW and 59㎡ units around 550 million KRW, this pricing offers strong competitiveness.
The product lineup consists solely of small to medium-sized units, which are popular in Geomdan New Town. Geomdan Aterazai will be developed with six buildings ranging from two basement floors to a maximum of 25 floors above ground, totaling 709 households with exclusive areas between 59㎡ and 84㎡. Notably, 59㎡ units account for 66% of the total. Given that complexes supplied (both for sale and occupancy) in Geomdan New Town have only 11% of units under 60㎡, this represents a high rarity.
The subscription schedule starts with special supply on August 5th (Monday), followed by first priority subscription on the 6th (Tuesday), and second priority subscription on the 7th (Wednesday). The announcement of winners will be on the 13th (Tuesday), and the official contract period will be from the 26th (Monday) to the 29th (Thursday), lasting four days. Subscription eligibility is granted to residents of Incheon and the metropolitan area who have held a subscription savings account for over one year and meet the deposit criteria by area and size. Homeowners and household members are also eligible to apply.
