‘Hillstate Doan River Park’ with Leisure Infrastructure for Sale

As the introduction of the 52-hour workweek and the expansion of flexible working hours have increased people's leisure time, demand is increasingly focused on apartments near cultural and sports facilities.
In fact, according to the ‘2023 National Leisure Activity Survey’ announced by the Ministry of Culture, Sports and Tourism in December last year, the average leisure time on weekdays and holidays last year was 3.6 hours and 5.5 hours respectively, up from 3.3 hours and 5.3 hours five years ago (2019). The proportion of respondents who said they were focusing more on leisure activities increased by 6.7 percentage points (22.1% → 28.8%) compared to 2021.
There is a growing preference for outdoor activities over indoor rest during leisure time. Among leisure activities, TV watching decreased significantly by 12.3 percentage points (43.9% → 31.6%) over the past five years (2019?2023), while walking and strolling increased by 2.9 percentage points (4.5% → 7.4%).
Given this situation, the value of apartments near cultural and sports facilities is rising. According to real transaction data from the Ministry of Land, Infrastructure and Transport, a 101㎡ unit in ‘Clover’ (occupied since December 1992) located in Dunsan-dong, Seo-gu, Daejeon, was traded for 1.2 billion KRW in January this year, about 250 million KRW higher than the 950 million KRW transaction for the same size in May last year. The complex is close to Hanbat Arboretum, Daejeon Arts Center, and Daejeon Museum of Art.
This preference is also reflected in this year’s subscription market. ‘Eco City The Sharp Phase 4’, launched in May in Deokjin-gu, Jeonju, Jeollabuk-do, is planned to have the Eco City Complex Communication center (‘24 scheduled) nearby, which will include a multipurpose sports center and community cultural spaces. It recorded a first-priority subscription competition rate of 191.21 to 1.
Meanwhile, a new complex near cultural and sports facilities is attracting attention. On July 19 (Friday), Hyundai Engineering & Construction will open the model house and begin full-scale sales of ‘Hillstate Doan River Park’ in Yuseong-gu, Daejeon Metropolitan City. The complex consists of five phases, ranging from two basement floors to a maximum of 35 floors above ground, with a total of 51 buildings and 5,329 households. The first phase (1,124 households) and second phase (1,437 households), totaling 2,561 households, will be supplied in the first round. Excluding rental units, 2,113 households will be offered for general sale: 891 in phase 1 and 1,222 in phase 2.
The complex is planned near the Seonambu Comprehensive Sports Town. According to Daejeon City Hall, this facility, within walking distance of the complex, will cover approximately 760,000㎡ (about 230,000 pyeong), which is about half the size of Seoul Olympic Park (1,447,122㎡, about 430,000 pyeong). The site will include a comprehensive stadium, multipurpose gymnasium, sports facilities, and parks. Once completed, the Seonambu Comprehensive Sports Town will provide residents with various leisure activities such as cycling and walking.
Nearby, there is a planned neighborhood park site, and part of the complex borders Jinjamcheon Stream, allowing access to a waterside park. Additionally, green spaces such as Doan Cultural Park and Gapcheon Ecological Lake Park (planned) provide a pleasant residential environment. Gapcheon Ecological Lake Park, covering 431,715㎡, will feature various spaces including a themed playground, cultivated wetland, event plaza, suspension bridge, themed island, waterside plaza, and ecological wetland, making it a future representative park of the area. Construction began in April 2022 and is scheduled for completion in 2025.
Within the complex, various community facilities are being established so residents can enjoy diverse cultural and leisure activities without leaving the premises. Both phases 1 and 2 will include a golf practice range, fitness center, reading room, H i-Sup, H With Pet, sauna, laundry room, and guest house. Phase 1 will have a swimming pool, while phase 2 will feature a private cinema. Especially, buildings with 25 floors or more will have at least two elevators, including an evacuation elevator, to enhance convenience for residents.
A sales official stated, “Hillstate Doan River Park offers ample sports facilities and parks nearby, allowing residents to enjoy various outdoor activities. In particular, the community facilities within the complex enable residents to engage in diverse sports such as golf, fitness, and swimming, which is expected to greatly increase residential satisfaction.”
Regarding the subscription schedule, special supply begins on July 22 (Monday), followed by first priority on the 23rd (Tuesday), and second priority on the 24th (Wednesday). For general supply, residents of Daejeon City, Sejong City, and Chungcheongnam-do who have held a subscription account for at least six months and meet the deposit requirements by region and area can apply for first priority subscription regardless of homeownership status.
Multiple subscriptions are allowed for each phase, and a fixed first deposit of 20 million KRW is offered. There are no restrictions on re-winning or mandatory residence periods, and resale is permitted six months after the announcement of winners. The announcement dates are July 30 (Tuesday) for phase 1 and July 31 (Wednesday) for phase 2, with official contracts held over five days from August 12 (Monday) to August 16 (Friday).

The model house is located in Doan-dong, Seo-gu, Daejeon Metropolitan City, and move-in is scheduled for August 2027 (phase 1) and September 2027 (phase 2).
