Interest in 'Gangdong Station SK Leadersview' Grows with Benefits from Lines 8 and 9 and Inclusion of GTX-D Line
- Seoul, Rising Sale Prices and Decreasing Supply Worsen Supply-Demand Imbalance
- Line 5 Gangdong Station Area, Line 8 (Amsa~Byeollae Section) Completion, Line 9 Extension Project, GTX-D New Line Establishment
As housing prices soar due to domestic and international economic factors, demand is focusing on complexes currently available for sale. Experts also predict continuous price increases, leading more buyers to seize the opportunity to purchase their own homes.
According to the Housing & Urban Guarantee Corporation (HUG), as of the end of January, the average private apartment sale price nationwide was 17.468 million KRW per 3.3㎡, up about 11% from 15.742 million KRW in the same month last year. In Seoul, the average sale price rose 21% from 30.684 million KRW in January last year to 37.137 million KRW per 3.3㎡.
On the other hand, the supply of new apartments for move-in in Seoul is expected to hit an all-time low. According to the “Seoul Apartment Move-in Outlook” survey released by the Seoul Metropolitan Government, excluding rental units (including youth safety housing), the supply of new apartments for move-in this year is estimated at 23,893 units, the lowest level in over 20 years. According to KB Real Estate, the move-in supply of newly sold apartments last year and the year before was also below average, at 33,814 units and 30,099 units respectively.
Labor costs are also on the rise. According to the Korea Construction Association’s “2024 First Half Construction Industry Wage Survey,” the average daily wage across 127 job categories was adjusted upward by 6.01% year-on-year to 270,789 KRW, and increased by 1.99% compared to the second half of last year.
A real estate official said, “With many additional factors driving up sale prices, the housing cost burden for buyers is expected to increase further when purchasing a home. Especially in Seoul, prices are high, demand is rising, and supply shortages are worsening the supply-demand imbalance.”
Amid this, a complex benefiting from the GTX-D line in a central Seoul location is currently on sale. The “Gangdong Station SK Leaders View,” developed by SK Ecoplant on the prime site of the former KT Gangdong branch near Gangdong Station on Subway Line 5, is being introduced as a residential complex.
The metropolitan express railroad (GTX) project is considered a major boon driving the real estate market. According to the Ministry of Land, Infrastructure and Transport’s real transaction price system, ahead of the opening of GTX Line A, a 102㎡ unit at Osandong Dongtan Station Lotte Castle was traded at a record high of 2.2 billion KRW. This was 100 million KRW higher than the previous record set five months earlier in September last year at 2.1 billion KRW.
For the GTX-D line, the routes starting from Incheon Airport and Gimpo Janggi will meet at the junction in Bucheon Daejang and continue to Paldang and Wonju, forming a “double Y” shaped line. Among these, Gangdong-gu is on the Paldang-bound line connecting Jamsil and Gangnam.
Besides the GTX-D line advantage, “Gangdong Station SK Leaders View” boasts excellent location conditions. The Gangdong-gu area where the complex is located is gaining attention as a new residential area due to active urban renewal projects. Its outstanding transportation accessibility is a key strength. Subway Line 5’s Gangdong Station and Gil-dong Station are nearby, and access to Cheonho Station on Lines 5 and 8 is convenient.
Additionally, the planned Gil-dong Ecological Park Station on Line 9 is adjacent, and once opened, commuting to major Seoul business districts such as Gangnam and Yeouido will become even easier. Furthermore, the section from Amsa Station on Line 8 to Guri City and Byeollae New Town is scheduled for completion this year, and the Line 9 Phase 4 extension project is also underway.
The area also has excellent school districts with a concentration of schools. Cheondong Elementary and Dongsin Middle School are nearby, and the Gangdong-gu Cheonho Library is close, creating a safe commuting environment and a studious atmosphere for children. The Myeongil-dong academy district is also easily accessible.
Right in front of the complex is Gangdong Sacred Heart Hospital, and residents can conveniently use various amenities such as Gil-dong Bokjori Market, Hyundai Department Store, E-Mart, 2001 Outlet, CGV, and Gangdong Art Center. The shopping, lifestyle, cultural, and convenience facilities centered around Cheonho-dong Rodeo Street provide a fully developed living infrastructure that residents can enjoy immediately upon moving in. Nearby green spaces such as Iljasan Herb Astronomy Park, Gil-dong Ecological Park, Gangdong Greenway, Gwangnaru Hangang Park, and Olympic Park also contribute to a pleasant residential environment.
Various development projects are also accelerating nearby, including Godeok Biz Valley, Gangdong Advanced Business Complex, and the Engineering Complex. Godeok Biz Valley, which began move-ins in July, is expected to employ over 15,000 people once completed in 2024, and will include a large-scale complex facility with IKEA, a cinema, and a shopping mall.
The Gangdong Advanced Business Complex houses over 40 companies including Samsung Engineering, Samsung C&T, and Sesco, while the Engineering Complex is planned as a digital engineering complex integrating 3D design and O&M based on the engineering industry.
“Gangdong Station SK Leaders View” consists of three buildings ranging from six basement floors to 20 above-ground floors, with a total of 378 units sized between 84 and 99㎡. Approximately 15,000㎡ of commercial facilities will also be developed. Various financial benefits reduce the burden on consumers. Until move-in, buyers can enjoy special financial benefits such as a 5% down payment (first installment fixed at 10 million KRW), interest-free intermediate payments, contract congratulatory money, and move-in support benefits.
Inside the complex, a “full furnished” concept is applied, providing Samsung Bespoke refrigerators, freezers, kimchi refrigerators, a 3-burner hybrid cooktop, electric oven, and chimney hood in the kitchen free of charge. System air conditioners are also installed free of charge in the living room and all bedrooms. Ceramic tiles are provided free for the kitchen walls and countertops, as well as the living room art wall, enhancing luxury and practicality. Additionally, a sliding door is provided free to separate the interior from the outside and block sightlines, strengthening privacy protection.
