Hyosung Heavy Industries, 'Jije Station Semiconductor Valley Harrington Place' First Priority Subscription on the 12th
- Announcement of GTX-A and C Extensions
- No Re-winning Restrictions or Actual Residence Obligations, Resale Possible After 6 Months
Hyosung Heavy Industries announced that ‘Jije Station Semiconductor Valley Harrington Place,’ supplied in Pyeongtaek, Gyeonggi-do, will hold its first-priority subscription on the 12th (Tuesday).
The complex consists of 12 buildings ranging from 2 basement floors to 29 above-ground floors, with a total of 1,209 units sized between 84㎡ and 103㎡. The number of units by exclusive area is ▲84㎡A with 809 units ▲84㎡B with 240 units ▲103㎡ with 160 units, all built as medium-to-large apartments with an exclusive area of 84㎡ or more.
The subscription schedule starts with the first-priority subscription tomorrow (the 12th), followed by the second-priority subscription on the 13th (Wednesday). Winners will be announced on the 19th (Tuesday), and contracts will be signed over three days from April 1st (Monday) to April 3rd (Wednesday).
Jije Station Semiconductor Valley Harrington Place boasts excellent sales conditions, including the title of the biggest beneficiary of the GTX extension, nationwide subscription availability, exceptional financial benefits that reduce buyers’ financial burdens, and reasonable sale prices.
In fact, Jije Station Semiconductor Valley Harrington Place is an apartment complex where nationwide subscription is possible. Anyone aged 19 or older nationwide, including residents of Pyeongtaek City, who have held a subscription account for more than one year and paid the required deposit by region and area, can apply for first-priority subscription regardless of the number of houses owned, whether as head of household or household member. Additionally, there are no residency obligations or restrictions on re-winning, and compared to nearby Godeok New Town and Brain City (3 years), the resale restriction period is short at 6 months.
It also offers exceptional financial benefits that significantly ease buyers’ financial burdens. First, the down payment of 10% is applied in two installments to reduce the initial burden, and only 5 million KRW is required at the time of contract signing.
Furthermore, for the second installment of the down payment, if paid in cash, the contract holder receives an interest amount equivalent to a 7% annual deposit interest rate, and if paid through a credit loan at a financial institution designated by the project owner, the full interest is supported. Since the resale restriction period is 6 months, resale is possible before the first interim payment, which is another advantage.
Moreover, the sale price is reasonable. In particular, the price for the 84㎡ exclusive area is set in the 400 million KRW range, which is more than 200 million KRW cheaper compared to nearby existing complexes trading in the high 600 million to 700 million KRW range. It is also evaluated to have superior price competitiveness compared to nearby complexes currently being supplied around the same time.
A sales official stated, “Jije Station Semiconductor Valley is the biggest beneficiary complex of the recently announced GTX double station area promotion and the world’s largest semiconductor cluster, attracting attention from both actual buyers and investors.” He added, “Since there has been high interest from buyers even before the model house opened, we expect good results in the subscription.”
He continued, “We also plan to hold a ‘Nationwide Subscription Pride’ event, where all applicants for special supply and first-priority subscription will receive a 100,000 KRW department store gift certificate.”
About 650 meters in a straight line from Jije Station Semiconductor Valley Harrington Place (based on the East Gate P2 back gate), the Samsung Electronics Pyeongtaek Campus, which houses the world’s largest semiconductor production line, is located. Nearby are the Pyeongtaek Songtan General Industrial Complex and Pyeongtaek Jangdang General Industrial Complex, and planned developments such as the Advanced Industrial Complex and KAIST Pyeongtaek Campus are underway, indicating abundant demand from nearby workplaces.
The transportation environment is also excellent. Pyeongtaek Jije Station, where Line 1 and SRT stop, is scheduled to open the Suwon-origin KTX in 2025. Additionally, the government recently announced plans to extend GTX lines A and C to Jije Station, raising expectations for improved transportation conditions in the Jije Station area.
Adjacent to the complex are planned sites for an elementary school and kindergarten, and commercial facilities, Homeplus, CGV, Ajou University Hospital (planned), and KAIST Pyeongtaek Campus (planned) are easily accessible. The area around the complex is also praised for its pleasant residential environment with Jangancheon Stream and a planned waterfront park.
As Jije Station Semiconductor Valley Harrington Place is a large complex with over 1,000 units, it is equipped with community facilities befitting its scale. The complex will include various community facilities considering residents’ lifestyles, such as an indoor swimming pool, golf practice range, fitness center, study room, small library, residents’ cultural room, and Mom’s Station.
