Apartment in a School District Attractive to Ages 30-40... 'Namdongtan Seohee Starhills Park City' Draws Attention
- The 30s and 40s Generation, Established as the Main Demand Group, Influences House Prices
- Namdongtan Seohee Starhills Park City Provides Safe Commuting Conditions for 12 Years
In the real estate market, areas densely populated with schools that form prestigious school districts and academy zones are highly preferred by parents raising children, as they facilitate not only safe commuting for children but also the creation of a conducive learning environment. Additionally, due to the strong demand, these areas tend to command higher prices compared to surrounding regions, almost as a rule.
The reason for this phenomenon is that the main demand group in real estate, the 30s and 40s age group, often have children, naturally drawing their attention to places with well-established educational environments, which is the biggest concern for parents. In fact, education has long been one of the key factors considered by the 30s and 40s when purchasing homes. With the ongoing serious low birthrate, many families have only one child, which inevitably increases interest in the 'educational environment.'
This strong educational enthusiasm among parents directly impacts the real estate market. Whether there is a 'school district premium' can determine house prices, causing people's fortunes to diverge.
According to KB Real Estate prices, an 84㎡ apartment in Ilsin Geonyeong Humanville (built in 2004), located right next to Yeomdong Elementary School in Yeomchang-dong, Gangseo-gu, Seoul, was priced at 920 million KRW as of February. In contrast, the same type in Inus Naeane (built in 2004), which is about two blocks away from the elementary school, was priced at 895 million KRW, showing a price difference of about 30 million KRW despite being in the same neighborhood.
Similar cases of price differences based on proximity to elementary schools can be seen in major urban centers in provincial cities. According to KB Real Estate prices, an 84㎡ apartment in Cheonan Buldang Jiwel Prugio (built in 2016) in Buldang New Town, Cheonan, Chungnam, is priced at 632.5 million KRW, while the adjacent complex, Cheonan Buldang Leader Hills (built in 2016), is priced at 536 million KRW. The approximately 90 million KRW price gap between the two complexes is attributed to the distance to Cheonan Bulmu Elementary School.
An industry insider said, “Since education is the top concern for parents with children, the educational environment is especially important when choosing an apartment,” adding, “If the surrounding schools, academy zones, and other educational environments are well established, demand inevitably becomes stronger.”
Amid the pronounced strength of school district locations in the real estate market, a new complex has attracted attention for offering a location where all 12 years of elementary, middle, and high school education can be completed in one place.
The highlighted complex is ‘Namdongtan Seohee Starhills Park City,’ to be constructed by Seohee Construction in the Wondong area of Osan City. It will consist of 16 buildings ranging from three basement floors to 28 above-ground floors, totaling 1,718 households. The unit distribution by type is ▲49㎡ 107 units ▲59㎡ 148 units ▲65㎡ 658 units ▲74㎡ 373 units ▲84㎡ 432 units, mainly composed of medium and small-sized units under 84㎡, which are highly preferred by buyers.
Namdongtan Seohee Starhills Park City is set to be located in the best area of Wondong, Osan City, where a large residential town of over 13,000 households will be formed. It boasts excellent living conditions as well as an outstanding educational environment, with various upcoming benefits.
Within a 1 km walking distance from the complex are Wondang Elementary School, Gohyeon Elementary School, Seongho Middle School, Unam Middle School, Seongho High School, and Unam High School, providing a one-stop, safe commuting ‘school district’ location where school-age children can be raised for 12 years without worrying about moving. Additionally, the academy district near Osan Station is also accessible on foot, alleviating concerns about both public and private education.
Moreover, residents can enjoy excellent natural surroundings befitting the complex’s name, Park City. It will be developed as a ‘forest district’ apartment with green spaces surrounding the complex and various waterfront environments for a pleasant living experience. Nearby are Yeokmal Reservoir and Wondong Reservoir, offering walking trails and natural scenery by the water, as well as Jangji Ecological Park near Madeungsan Mountain. Notably, a large-scale cultural park spanning approximately 21,000㎡ is planned near the complex, enhancing the pleasant environment.
The complex also benefits from excellent transportation infrastructure with access in all directions. Osan Station is nearby, allowing residents to enjoy the benefits of the Bundang Line extension, Dongtan Urban Railway plans including the Dongtan Tram, GTX-C line, and both KTX and SRT services. Road transportation is also excellent via Osan IC and Dongtan JC, connecting to the Gyeongbu Expressway and National Route 1.
Additionally, various industrial complexes in Osan and Pyeongtaek, including LG Digital Park, Jinwi General Industrial Complex, and Jinwi 2 General Industrial Complex, are adjacent to the complex, securing a workforce of about 50,000 as a demand base. This proximity to workplaces supports demand for live-work convenience, which is expected to increase the complex’s value and preference. Furthermore, the district unit plan for Namdongtan Seohee Starhills Park City has been completed, and over 95% of the land acquisition contracts have been finalized.
