- Popularity of Urban High-End Senior Residences Near Major City Centers
As the presence or absence of accessibility to the younger generation has become an important factor in selecting silver housing, urban senior residences are gaining popularity. Local governments are also actively considering the introduction of multi-generational cohabitation housing models tailored to the needs of seniors.
According to Seoul City, it announced plans to pilot the construction of the elderly welfare housing "Golden Village" on the site of Innovation Park in Eunpyeong-gu. This public housing, equipped with residential, medical, and convenience facilities, will be established near silver towns and apartment complexes where many couples raising children live. Additionally, Seoul City is exploring various support measures for cases where parents reside in elderly welfare housing and their children move to nearby homes.
The trend of living in the heart of the city adjacent to the younger generation is a global trend as well. The motif for the "Golden Village" planned in Eunpyeong-gu, Seoul, is Singapore's "Kampung Admiralty," which is a senior housing built in the middle of a multi-family housing complex where many couples raising children live, directly connected to a subway station.
As the preference for urban locations among the senior generation continues, "VL Le West," currently in the final stages of contract signing, boasts a location with triple subway access including Magok Station on Line 5, Magoknaru Station on Line 9, and the Airport Railroad near the complex. Additionally, major roads such as Gonghang-daero and Olympic-daero are nearby, allowing easy vehicle access to Seoul’s main downtown areas and the metropolitan region.
Residents can access the "Seoul Botanical Garden," spanning approximately 504,000㎡?equivalent to 70 soccer fields?via an underground pedestrian passage within the complex. The Seoul Botanical Garden operates spaces featuring gardens from 12 cities worldwide, and within it is the "LG Art Center Seoul," where visitors can enjoy world-class artworks and various cultural performances.
Systematic medical services essential for the senior generation are also provided. The complex operates the "Bobath Memorial Hospital Health Management Center," enabling close medical services. Through an agreement with Ewha Medical Center, residents can receive prompt medical care without waiting via a dedicated counter at Ewha Seoul Hospital located near the complex. Furthermore, a team of specialized medical professionals will offer expert consultations and various health-related programs, including personalized exercise and nutrition management.
A wide range of community facilities for leisure activities such as screen golf, GX, fitness, AV room, book lounge, and Salon de VL will also be provided.
VL Le West currently offers initial residents a benefit of freezing the rental deposit for 10 years, a fixed contract deposit of 10 million KRW, 5% interest support on 10% of the contract deposit, and 50% interest-free installment payments, significantly reducing the financial burden on demanders.
