In the housing market, 'Gongpuma' complexes, which embrace parks and green spaces, are gaining popularity just as much as the steady sellers of station-area and school-area complexes. In particular, Gongpuma complexes have been found to have average sale prices about 200 to 300 million KRW higher compared to nearby areas.
According to KB Real Estate Market Prices, within Dongtan New City, the average sale price in Songdong, Hwaseong-si, which includes Dongtan Lake Park, is 978.14 million KRW, approximately 300 million KRW higher than nearby Sancheok-dong and Mok-dong.
Gongpuma complexes are also recognized as steady sellers in the pre-sale market. 'Dongtan Lake Park Nature & e-Pyeonhansesang,' which was pre-sold in Hwaseong-si, Gyeonggi-do last October, is noted as the complex with the highest number of applicants last year (136,695 people). In fact, this complex is located within a 1km radius of Dongtan Lake Park, a regional landmark spanning approximately 1.82 million square meters, as well as Jangji Sports Park and Jangji Neighborhood Park.
'Cheonggye Riverview Xi,' supplied in Yongdap-dong, Seongdong-gu, Seoul, embraces Cheonggyecheon Stream right next to the complex, along with Yongdap Rest Park, Yongdap Flower Park, and Saesaem Neighborhood Park. GS Construction plans to design Yeongtong Xi Central Park’s exterior to stand out by considering the surrounding landscape and location characteristics, and will provide themed gardens and children's playgrounds blending green spaces and resting areas throughout the complex grounds.
The community facility, Club Xi-an, will include a fitness center, golf practice range, screen golf, sauna, study room, library, and indoor playground. The floor plan is designed as a 4-bay plate-type structure allowing cross ventilation (except for some types), and will incorporate the latest specialized designs such as walk-in entrances, large dressing rooms, and pantries.
