The first public pre-sale (New:Home) of the new year will begin in the middle of this month.
The Ministry of Land, Infrastructure and Transport announced that from the 3rd, pre-sale announcements will start for Namyangju Wangsuk2, Goyang Changneung (Nanum type), Suwon Dangsuu2, and from the 4th for Bucheon Daejang, Goyang Changneung (Selection type), and Hwaseong Dongtan2. Announcements for Seoul Daebang, Magok District, and Wirye District began on the 29th of last month.
The special supply application period for this pre-sale is from the 22nd to the 23rd, and the general supply is from the 24th to the 25th. For Magok District and Wirye District, implemented by SH, the application schedule is different: special supply from the 15th to the 16th, and general supply from the 17th to the 18th.
The Ministry plans to supply 10,000 units this year through three rounds of New Home pre-sales. New Home is a public sale housing brand supplied for youth and low-income households without homes. It was supplied three times starting from December 2022, with an average competition rate of 27 to 1.
New Home is divided into Nanum type, General type, and Selection type. The Nanum type is sold at 70% or less of the surrounding market price, with low-interest mortgages supported for 40 years, and requires mandatory residence followed by repurchase by the public sector, returning 30% of the capital gains. The Selection type allows residents to live as tenants for six years and then choose whether to purchase; the sale price is calculated as the average of the appraisal price at move-in and at sale. The General type is supplied in the same way as existing public sale housing.
The pre-sale quantities by type are ▲Nanum type: Namyangju Wangsuk2 (923 units), Seoul Magok 16 Complex (273 units), Goyang Changneung (325 units), Suwon Dangsuu2 (423 units), Wirye A1-14 (333 units) ▲General type: Seoul Daebang (815 units) ▲Selection type: Goyang Changneung (600 units), Bucheon Daejang (522 units), Hwaseong Dongtan2 (520 units).
The estimated sale prices for the General type are Seoul Daebang A1 (General type) 59㎡ at 777.29 million KRW, 84㎡ at 1.0835 billion KRW. For the Nanum type complexes, the prices are ▲Seoul Wirye District 59㎡ at 694.95 million KRW ▲Magok District 16 Complex 59㎡ at 359.49 million KRW, 84㎡ at 391.338 million KRW. In Magok District, the housing is land lease type, with monthly land lease fees ranging from 300,000 to 700,000 KRW depending on the housing type.
The estimated sale prices for Nanum type in Gyeonggi Province are ▲Namyangju Wangsuk2 59㎡ around 360 million KRW, 74㎡ around 440 million KRW, 84㎡ around 500 million KRW ▲Goyang Changneung 59㎡ around 390 million KRW, 74㎡ at 494.89 million KRW, 84㎡ at 552.83 million KRW. Suwon Dangsuu2 is 59㎡ at 370.98 million KRW, 84㎡ at 512.20 million KRW. The Selection type will be supplied with estimated rents of 500,000 to 600,000 KRW for units 60㎡ or less, and 800,000 to 900,000 KRW for 74 to 84㎡ units.
The Seoul Daebang A1 pre-sale is General type, with 70% of the total quantity allocated to special supply. The special supply is divided into newlyweds (20%), first-time homebuyers (20%), multi-child families (10%), elderly parent support (5%), and institution recommendation (15%). The general supply is 30%. For Nanum types such as Wirye, Magok, and Namyangju Wangsuk2, 80% of the quantity is allocated to special supply, divided into youth (15%), newlyweds (40%), first-time homebuyers (25%), and 20% is general supply. Winners will be announced sequentially starting from March 31 for Seoul Magok and Wirye, March 13 for Seoul Daebang, and March 20 and 22 for others.
The income eligibility criteria for applicants of Seoul Daebang A1 first-time homebuyers, newlyweds, multi-child families, elderly parent support special supply, and general supply for units 60㎡ or less differ between priority supply (70%) and remaining supply (30%). The income limit for first-time homebuyers priority supply is 6,509,542 KRW for households of three or fewer, and 7,622,056 KRW for four persons. For remaining supply, the limits are 8,422,288 KRW for three or fewer, and 9,908,673 KRW for four persons. For newlyweds priority supply, the income limit for dual-income households of three or fewer is 7,811,342 KRW, and for single-income households 6,509,452 KRW. For four-person dual-income households, it is 9,146,467 KRW, and for single-income 7,622,056 KRW. Asset limits are real estate under 215.5 million KRW and vehicles under 36.8 million KRW.

Non-homeowning children living with homeowning parents can apply under the youth special supply. However, the total assets of the parents are subject to verification. If the announcement dates for winners differ, multiple applications are allowed, but if selected in multiple, only the earliest announced project is recognized. If announcement dates are the same, only one pre-sale housing unit per person can be applied for. If selected for multiple units in the same project on the same day, all are disqualified. Those who forfeit or are disqualified after winning pre-sale cannot be selected as winners in six public pre-sale projects.
