First Pilot Complex 'Wanggil Station Royal Park City' to Launch Sales This Month
Accelerating Project Progress with Negotiated Purchase Method
With a maximum distance of 235m, the vast ochre-colored field, which is 8.8 times the size of Sangam World Cup Stadium, is dotted with trees and grass. Several heavy machinery are leveling the ground, and dozens of workers are busy planting flowers and grass while crouching. Soon, this expansive field will be filled with lawns, trees, flowers, and grass, creating a picturesque landscape.
On the 14th, we visited the central garden construction site of the high-end resort city “Royal Park City,” being developed on a total area of 4.07 million square meters around Geomam and Wanggil Stations in Seo-gu, Incheon, with a total of 21,313 households. This place is set to become a representative relaxation space that all residents of the upcoming Royal Park City (Handul 3 District with 8,103 households, Wanggil 1 District with 4,714 households, Geomdan 3 District with 4,533 households, Geomdan 5 District with 3,963 households, etc.) can enjoy.

The Ultimate in Complex Landscaping, the Giant Central Garden
The project implementer, DK Asia, is currently carrying out extensive construction to establish this central garden as a heritage of South Korea by installing specialized infrastructure, premium urban landscaping, and landscaping facilities.
Large fir trees will be planted on a large scale to create a forest, and a 140m-long circular well-being ochre walking path will be constructed. Additionally, there will be an 800m-long private walking trail and a themed forest path within the complex that satisfies all five senses as a healing road. Furthermore, colorful embroidered flower beds, European-style fountains, water features that offer a shining sense of leisure, a tea house filled with music and relaxation, and a Queen’s Garden inspired by Europe will be installed.
In particular, the landscaping ground will undergo mulching work to maintain soil structure while creating a unique visual effect, enhancing the luxury of the landscaping. Due to seasonal reasons, herbaceous plants and sedges will be planted between April and July 2024, so by the time residents move into Wanggil Station Royal Park City (September 2024), they will be able to enjoy beautiful and diverse herbaceous plants and sedges. Additionally, 12 sculpture works by famous artists will be installed at various design spots to fully showcase the complex’s sophistication.
DK Asia has decided to set the color temperature at 3000K (Kelvin) to create a subtle, soft, and warm atmosphere in this garden. This is to complete it as a romantic city of light that embraces nature, culture, and emotion.
This lighting concept will be applied throughout Royal Park City. To create a differentiated urban landscape, a “Gold Line” concept emphasizing lines from the gate to the community buildings will be applied, and to maximize the splendor of Incheon’s first curtain wall look, a “Linear Line” lighting with movement will also be implemented. At night, light will be delivered dramatically, and vertical and indirect lighting will be used to emphasize the scale and grandeur of the complex, creating a modern and sophisticated exterior.
The lighting in community facilities will provide a user-friendly indoor light environment through optimal lighting design for each space, using lighting fixtures (Modular, Wever&Ducre) recognized worldwide for quality and design. Furthermore, the color temperature and illuminance will be calculated according to the function and purpose of each space to provide the optimal lighting environment.

View original imageRight next to the central garden visited that day stood the first model complex of Royal Park City at Wanggil Station (1,500 households), which will be offered for sale (post-sale) this month. The complex consists of 15 buildings, ranging from 2 basement floors to 29 floors above ground, totaling 1,500 households.
Although the exterior construction is not yet complete and the buildings appear gray, it is expected to soon transform into an apartment complex boasting a beautiful landscape. The advantage of being able to enjoy the vast garden scenery within the complex was especially highlighted.
We also toured the nearby housing exhibition hall. All eight types of units supplied (based on exclusive area: 59㎡A, 59㎡B, 74㎡A, 74㎡B, 84㎡A, 84㎡B, 84㎡C, 99㎡) were available for viewing. This reflects confidence in the product’s competitiveness.
All types are composed of slab-type layouts preferred by buyers, with balcony expansions creating ample space. Notably, over 30 premium options are provided as standard, including engineered stone kitchen countertops, coffered ceilings, and corridor indirect lighting. Additionally, storage rooms for each household located on the first basement floor are presented with a neat design.

View original imageWanggil Station Royal Park City boasts an excellent location with convenient transportation and amenities. It is situated in the station area of Incheon Subway Line 2’s Wanggil Station and offers easy access to all of Incheon, Seoul’s Gangseo (Magok), Geomdan, and Gimpo via the Airport Expressway and Airport Railroad.
Traveling from the complex to Seoul’s Gangseo Magok area via the Airport Expressway takes about 10 minutes. Using the subway, residents can travel throughout Incheon starting from Wanggil Station, and by using Geomam Station on the Incheon Airport Railroad, they can quickly reach downtown Seoul as well as Gangnam. Currently, it takes about 50 minutes to reach the Express Bus Terminal, and since there are plans to directly connect Geomam Station to Line 9, it will be possible to travel directly to Gangnam without transfers, significantly improving travel time to Gangnam.
In the future, the extension of Incheon Subway Line 2 to Wanjeong Station toward Ilsan is planned, and through the GTX-A Line (scheduled to open the Suseo-Dongtan section in March 2024 and the Unjeong-Seoul Station section in the second half of 2024), rapid access to downtown Seoul and the Gangnam area will be possible.
Expectations for transportation environment improvements are also high. The Jungbong Tunnel, connecting the northern and southern parts of Seo-gu, Incheon, is scheduled to begin construction in 2026. Passing under the Gyeongin Ara Waterway, the Jungbong Tunnel is a 3.5km-long, four-lane, two-way, deep-level tunnel exclusively for vehicles connecting Wanggil-dong and Gyeongseo Samgeori. Once opened, travel from Wanggil-dong to Cheongna Starfield will take about 8 minutes.
DK Asia plans to develop community facilities with a quality surpassing that of resorts. The indoor swimming pool, inspired by Ananti Resort, will feature a luxurious and splendid interior comparable to a 6-star resort, complete with tropical plants and chandeliers.
The Royal Lounge service will offer services beyond those of hotels. The Royal Trinity Lounge will provide a three-meal service unique to the resort city following Geomam Station Royal Park City, and the Royal Sky Lounge will feature ultra-luxurious interiors surpassing those of executive lounges in 5-star hotels, instilling pride in Royal Park City residents.
Additionally, DK Asia will provide the largest European-style yacht Ara Waterway Sunset Tour luxury service in Korea exclusively for residents of Wanggil Station Royal Park City. A Diamond Limousine Bus service exclusively for Royal Park City residents will also operate between Gimpo Aramarina and Wanggil Station Royal Park City.

Meanwhile, to expedite the Royal Park City project, DK Asia negotiated land sales with existing owners through a consensual purchase method rather than compulsory acquisition. This is the first case in Korea where a consensual purchase method was applied in an urban development project.
