Daewoo E&C Renews 'Specialized Floor Plans' for Apartment Remodeling
Daewoo E&C announced on the 14th that it has renewed its self-developed ‘specialized floor plans’ to be applied in apartment extension-type remodeling projects.
Extension-type remodeling is possible for complexes over 15 years old that have received a safety inspection rating of C or higher (B or higher for vertical extensions). Daewoo E&C has returned to the remodeling market by securing orders worth 572.1 billion KRW from 2 projects in 2021 and 1.387 trillion KRW from 4 projects in 2022, as the number of remodeling projects has recently increased.
In April 2022, Daewoo E&C independently developed four types of specialized floor plans to introduce in remodeling projects, and this year, it has continued to promote remodeling product and technology development, renewing the specialized floor plans developed last year. The specialized floor plans were developed to address various structural issues that existing apartments had before remodeling, such as non-extended balconies, and lack of bathroom and storage space. The latest residential products introduced in this year’s ‘Prugio Edition 2023’ were also incorporated.
The remodeling specialized floor plans are divided into four types according to the structure of the existing apartment: ▲ Stair-type through ▲ Stair-type general ▲ Corridor-type 1-bay ▲ Corridor-type 2-bay.
The ‘Stair-type through’ is a type where the entrance doors of two households face each other based on the stairwell. Recently, remodeling has been progressing even in large apartments over 40 pyeong (approximately 132 square meters), and Daewoo E&C has set the standard for large-sized units in the stair-type through. In the renewed floor plan this year, in the extension plan with a 20% increase in exclusive area, one can choose between a layout with 3 bathrooms + 4 bedrooms + family room or a separated household type.
A Case Study of Terraced Large-Scale Remodeling Floor Plans Developed by Daewoo E&C
View original imageThe separated household floor plan divides one apartment into two living spaces with independent entrances, bathrooms, kitchens, etc., representing a ‘two families under one roof’ layout. It allows parents and children to live together while protecting privacy for reasons such as childcare or caregiving, and can also generate rental income by leasing as a studio or small apartment. The separated household type offers options from studio to two-room layouts, enabling homeowners to utilize the expanded floor plan from remodeling as a financial investment tool.
In line with the large unit size, a large master bathroom with both a shower booth and bathtub was installed, and upon entering the entrance, a clothing care system and dry washbasin are arranged for one-stop convenience. Additionally, a clean room was installed to prevent external contaminants from entering the home, and an indoor terrace (Green Life Terrace) was created under the concept of ‘bringing a piece of nature inside the home.’
When furnished with the ‘Signature Island + View Dining’ floor plan, a large island worktable cum bar table is added in the kitchen. The non-load-bearing wall of the alpha room adjacent to the living room is removed to create a caf?-like indoor space connected to the living room. The common bathroom and master bathroom can be chosen as either a shower booth or bathtub according to the residents’ lifestyle.
In the stair-type through, the 101-type floor plan, which extends the existing 34-pyeong unit by 20%, introduced the concept of a terrace house with a protruding open balcony, adding variety to the exterior while providing balcony space inside that can be used as a garden or home caf?.
Additionally, the stair-type general, corridor-type 1-bay, and 2-bay types, which were commonly built in the 1970s and 1980s, were renewed by expanding the front and rear according to the type to additionally secure bedroom and living room spaces and improve kitchen areas.
