HDC Hyundai Development Company to Launch Up to 29-Story Seosan Central I-Park in November
HDC Hyundai Development Company plans to launch sales of ‘Seosan Central I-Park,’ located in the Seosan area of Chungnam, in November. This will be the first I-Park brand apartment supply in Seosan City, situated in a prime location that concentrates all aspects of Seosan, including proximity to industrial complexes, transportation, lifestyle, nature, and education.
Seosan Central I-Park will be built in the Seokrim-dong area of Seosan, consisting of 4 buildings ranging from 2 basement floors to a maximum of 29 floors above ground, with units sized between 84 and 116㎡, totaling 410 households. The complex will feature medium to large-sized units designed to reflect the lifestyles and preferences of family members.
This is the tallest I-Park brand apartment in the region. It will be supplied as a complex that creates differentiated spaces and lifestyles with I-Park’s unique product quality, design, and philosophy. As this will be the last new supply in Seosan this year, high interest is expected from buyers and investors considering home ownership.
Securing Proximity to One of Korea’s Top Three Petrochemical Complexes and Industrial Complexes Based on Excellent Transportation Conditions
Seosan Central I-Park is adjacent to Seokrim Intersection, the center of Seokrim-dong, allowing easy access to Seosan’s key transportation networks, Seohae-ro and Jungang-ro. This enables smooth travel throughout Seosan City and quick access to Seohae Expressway’s Seosan IC and Haemi IC.
In particular, the complex is surrounded by National Routes 29 and 77, providing fast access to the Daesan Petrochemical Industrial Complex and various other industrial complexes. The Daesan Petrochemical Complex is one of Korea’s top three petrochemical complexes, housing over 60 companies including HD Hyundai Oilbank, LG Chem, Lotte Chemical, Hanwha Total, KCC, and Korea National Oil Corporation. Once the nearby Daesan Green Complex (planned) is completed, it is expected to generate a production inducement effect of 4.8 trillion KRW, employment inducement effect of 700 billion KRW, and added value of 1.4 trillion KRW, offering significant direct and indirect ripple effects. Furthermore, upon completion of the Daesan-Dangjin Expressway (planned), adjacent to the Daesan Petrochemical Complex, connectivity with the Seohaean and Dangjin-Yeongdeok Expressways will improve accessibility, enhancing production and added value effects.
Additionally, the complex offers convenient access to Seosan Auto Valley, home to Hyundai Transys, Hyundai Wia, SK Innovation, SK On, and others, as well as Seosan Industry Valley and Seosan Techno Valley, designated as specialized root industry complexes.
Convenient Access to Various Educational, Lifestyle, Cultural, and Natural Infrastructures within Seosan City
Seosan Central I-Park is also located to allow residents to enjoy nearby educational, lifestyle, cultural, and natural infrastructures.
Within walking distance are Seosan Seokrim Elementary School, Seosan Seokrim Middle School, Seosan Girls’ Middle School, Seosan Girls’ High School, and Seosan Jungang High School, covering all levels from elementary to high school. It is adjacent to the Seokrim-dong academy district and also easily accessible to the Yecheon-dong academy district. The upcoming Seosan Jungang Library (planned) is expected to further enhance educational conditions.
Residents can also access lifestyle convenience facilities such as Chungcheongnam-do Seosan Medical Center, Seosan Jungang Hospital, Seosan City Hall, Seosan City Hall Annex, and Seosan Public Bus Terminal. Cultural facilities like Lotte Cinema, CGV, and Seosan Food Street, as well as large supermarkets such as E-Mart and Lotte Mart, are easily accessible. Nearby natural environments including Seokrim Stream, Seokrim Neighborhood Park, Dongmun Neighborhood Park, and Seosan Central Lake Park provide a pleasant environment for leisure, walking, and exercise even within the city.
Distinctive Space Composition Featuring the Region’s Tallest 29 Floors with Product Quality, Design, and Philosophy
As the first I-Park brand apartment supplied by HDC Hyundai Development Company in Seosan City, the complex embodies changes and innovations across products and technologies. To this end, it plans to present floor plans favored by buyers and well-organized spaces.
The complex will be primarily arranged facing south to minimize interference between households. All units will feature pilotis design, and a 4-bay structure will be introduced to maximize sunlight, lighting, and ventilation. Residential buildings and neighborhood living facilities will be separated to ensure openness and a pedestrian-friendly environment, while also preventing privacy intrusion. A central plaza of approximately 1,070㎡ will be provided to ensure a pleasant residential environment within the complex. Parking conditions will be comfortable, allowing 1.59 parking spaces per household. Notably, designed as the tallest apartment in Seosan at 29 floors, residents can enjoy unobstructed city views. Along with openness, community facilities reflecting diverse lifestyles and trends such as a fitness center, book caf?, daycare center, and guest house will be provided.
An official from HDC Hyundai Development Company’s sales department explained, “As the first I-Park brand apartment long awaited by Seosan citizens, it features the tallest design and specialized layouts, and we expect it to be very popular among those seeking differentiated products.”
An Opportunity to Own a Home in ‘I-Park’ Through a Lottery Even with Low Subscription Scores
Seosan is a non-regulated area, so subscription requirements are not stringent. Eligibility requires applicants to be at least 19 years old and residents of Seosan City, Chungcheongnam-do, Daejeon City, or Sejong City, with a subscription savings account held for at least 6 months and meeting the deposit amount criteria by region and area. First-priority subscription is possible. Applicants can apply regardless of home ownership, there are no re-winning restrictions, and loan regulations are relaxed, allowing resale of the pre-sale rights after full payment of the 10% deposit.
For the 84㎡ units, 40% of the allocation is based on a point system and 60% by lottery. The 101㎡ and 116㎡ units are allocated 100% by lottery, allowing applicants with low subscription scores to apply and aim for home ownership.
