Investment Demand Surges for Coliving House 'Gasan Mobius Tower'

View original imageAs the number of single-person households in their 20s and 30s increases recently, 'co-living houses,' a type of shared housing, are gaining attention.
According to the Administrative Safety Statistical Yearbook released by the Ministry of the Interior and Safety at the end of last year, the recent population of single-person households is 9,724,256 households. Among them, single-person households in their 20s and 30s increased by 3.26% compared to the previous year, reaching 3,155,788 households, accounting for 32.45% of all single-person households.
In particular, young office workers in their 20s and 30s prefer 'proximity to workplace' as a factor in choosing their workplace, and centered on this group, the number of single-person households in their 20s and 30s is steadily increasing. In fact, single-person households in their 20s and 30s have increased by an average of 6.94% annually over the past five years (2018?2022).
Along with the increase in single-person office worker households, the monthly rent of officetels, which have been responsible for housing single-person households, is also on the rise. According to the Korea Real Estate Board, the nationwide officetel monthly rent price index steadily rose from 102.73 in May to 102.93 in September.
Against this backdrop, 'co-living houses' are attracting attention as a new housing alternative. Compared to existing one-room apartments or officetels, they offer relatively lower costs, safety in terms of security management, and various community facilities beyond those of apartment complexes, resulting in high demand.
Thanks to abundant demand, from an investor's perspective, 'co-living houses' are recognized as a new alternative for income-generating real estate. Earlier this February, the Ministry of Land, Infrastructure and Transport revised related building laws to establish the 'rental dormitory' use, enabling large-scale supply and lowering vacancy rates, thus allowing for stable income expectations.
An industry insider explained, "Rental dormitory-type co-living houses have rents positioned between officetels, one-room apartments, and goshiwons, and they are equipped with various community facilities, resulting in high tenant satisfaction. Therefore, vacancy rates are low and contract renewal rates are high."
◇ Urban-type ‘Co-living House’ in Gasan G-Valley with Abundant Demand Gains Attention
Recently, the urban-type co-living house ‘Gasan Mobius Tower Co-living House’ located in the Seoul Digital Industrial Complex (G-Valley), where many young office workers in their 20s and 30s gather, has attracted attention.
The Seoul Digital Industrial Complex (as of 2021) is the largest IT industrial complex in Korea, housing 12,663 resident companies and 143,522 workers.
