Gwanak-gu, Establishing a Foundation for Revitalizing the Nanggok Living Area-Centered District Unit Plan Reorganization
Promoting Large-Scale Market Site Complex Development to Expand Cultural and Leisure Facilities... Preparing for Transportation Changes Including Nangok Line Opening and Establishing a Foundation for Revitalizing the Nangok Area
The district unit plan area and plan decision (amendment) for the Nangok Living Zone Center in the area of 706-22 Sillim-dong, Gwanak-gu (Mayor Park Junhee) were 'approved with modifications' at the 15th Seoul City Urban and Architectural Joint Committee.
In this redevelopment plan, Gwanak-gu established a plan to prepare for changes in transportation conditions such as the future opening of the Nangok light rail line and to strengthen the living support functions of the Nangok area.
The main content includes designating a 'special planning zone' to induce complex development of a large-scale market site and expanding cultural and leisure facilities through public contributions resulting from the development.
The area around Woorim Market, where the Nangok light rail line is scheduled to be constructed, was designated as a 'joint development special zone' to encourage large-scale development around the station area.
When subway passages and entrances within buildings are provided as public contributions, floor area ratio incentives are offered to enhance resident convenience and revitalize the local commercial district.
Additionally, by relaxing lot plans that minimize joint development, private development was encouraged, and adjusting building setback lines improved the pedestrian environment.
